Bengaluru is set to add nearly 25 million sq. ft. of new Grade-A office space in the second half of FY27, with about a quarter already pre-committed. Notably, the lease features a steep 15% rent escalation every three months. A 67,065 sq ft portion is on a separate fit-out rent of INR 65.95 lakh per month. Bangalore Metro Rail Corporation Ltd has begun work on extending the Green Line from Madavara to Tumakuru by inviting bids for a Detailed Project Report. The proposed 59.6 km elevated corridor will feature about 25 stations, starting near the Bangalore International Exhibition Centre and passing through Nelamangala, Dabaspete and Kyathasandra before reaching Tumakuru. Estimated to cost between INR 18,670 crore and INR 20,650 crore, the project is being evaluated under both PPP and SPV funding models. Designed to handle 15,000 passengers per hour with 4-5 minute train frequencies, the line is projected to serve 2.8 lakh daily commuters by 2032. The Bengaluru East City Corporation has begun action against 11 unauthorised buildings found to have major deviations from their approved plans. During inspections, officials discovered significant violations, including a multi-storey structure in Whitefield that is now being manually demolished due to several unapproved floors. The crackdown follows a survey of more than 600 under-construction properties, after which notices were issued under the Karnataka Town and Country Planning Act, 1961. While many cases are still tied up in court, these 11 sites had full clearance for demolition. The Karnataka Real Estate Regulatory Authority has ruled that the Bangalore Development Authority (BDA) must be treated as a promoter under RERA and must register the Nadaprabhu Kempegowda Layout within two weeks. The order follows complaints from allottees who paid in full years ago but are still waiting for plots that lack basic amenities such as roads, water, sewerage, drainage and electricity. Buyers also said the BDA collected excess advance payments and took full amounts before development, violating RERA norms. Although the BDA argued it is a statutory planning body, the regulator held that any public authority selling developed plots is a promoter under the law.Read more
