Residential property registrations fall 5% in 2025, sales value climbs 11% across nine cities

31 Dec 2025

Residential property registrations across nine major Indian cities declined 5% year-on-year to 5.45 lakh units in 2025, while the total transaction value rose 11% to INR 4.46 lakh crore. The contrasting trend highlights the impact of sustained price appreciation and a growing preference for premium and luxury homes, particularly in high-value markets such as the Mumbai Metropolitan Region. Despite lower volumes, higher ticket sizes and demand from affluent buyers supported overall value growth. Industry experts indicate that affordability pressures are emerging in premium micro-markets, pointing to a likely stabilisation in luxury demand during 2026, alongside a gradual shift toward mid-income housing.Read more

US home prices record slowest annual rise since 2012 in October

31 Dec 2025

US home prices increased at their slowest annual pace in over 13 years in October, signalling easing pressure on housing affordability after a prolonged period of sharp price escalation. Annual price growth moderated to 1.7 per cent, reflecting a cooling market as higher interest rates, improved supply conditions, and cautious buyer sentiment weigh on demand. Regional trends showed mixed performance, with some areas recording modest declines while others continued to see steady gains. On a month-on-month basis, prices edged up, indicating underlying stability despite the broader slowdown. The data suggests the US housing market is transitioning from rapid post-pandemic growth toward a more balanced and sustainable phase.Read more

Luxury homes drive value growth as India residential sales drop in 2025

India's USD 500-billion real estate market saw a second consecutive drop in new home sales volume in 2025, with a 14 per cent decline following last year's 4 per cent fall, mainly due to high prices affecting affordability. While volume fell, the value of sales grew because of price appreciation and a shift toward luxury homes. Affordable and mid-income housing faced limited supply. Commercial real estate and institutional investments surged, driven by office, retail, and warehousing demand. Developers and industry bodies expect 2026 to show calibrated growth supported by economic stability, lower interest rates, and potential policy support.Read more
