G Builders has launched ‘KG One Global’, a commercial office development in Adambakkam near Guindy, Chennai, with an estimated gross development value of INR 220 crore. The project spans over 1.45 lakh sq ft and is designed as a LEED Gold-certified building, reflecting a focus on sustainability and operational efficiency. Located on the Inner Ring Road, it offers connectivity to Chennai International Airport, St Thomas Mount transit hub and key business districts. The development includes flexible office floor plates, retail components and infrastructure such as power backup and parking, targeting corporate occupiers and multi-tenant users in a growing commercial micro-market.

KG Builders, a Tamil Nadu-based developer, launched ‘KG One Global’, a commercial office project with a built-up area of over 1.45 lakh sq ft, earlier this week in Adambakkam near Guindy, Chennai, with an estimated gross development value of INR 220 crore. The project has been positioned within an emerging commercial micro-market, driven by improving connectivity and rising demand for Grade A office spaces.


The development is located along the Inner Ring Road (100 Ft Road), providing access to key transport and business nodes including Chennai International Airport, St. Thomas Mount, Guindy and Velachery. It also connects to major arterial corridors such as OMR, GST Road and Adyar, supporting its suitability for corporate offices, regional headquarters and multi-tenant occupiers.

Adambakkam has been witnessing increased commercial activity in recent months, supported by infrastructure upgrades including MRTS improvements and ongoing metro rail expansion. Its location along key transit routes has enabled faster intra-city access, contributing to its emergence as a viable office destination.

KG One Global has been designed as a LEED Gold-certified building, aligning with sustainability requirements increasingly seen in commercial real estate. The certification framework is expected to support reduced energy consumption, efficient water management and improved indoor environmental quality, while also contributing to long-term asset performance.

The project comprises two basement levels, a stilt floor and a 10-storey structure. Office floor plates range from approximately 6,400 sq ft to 14,600 sq ft, enabling flexibility for both single-occupancy offices and multi-tenant configurations. The building incorporates column-free layouts and high-performance glazing, allowing for efficient space utilisation and access to natural light.

A double-height entrance lobby and defined façade have been included as part of the design, supporting its positioning within the Grade A office segment. In addition to office space, the development includes a retail component comprising cafés, food outlets, pharmacy services, ATMs and convenience retail, intended to cater to daily operational needs within the building.

Infrastructure provisions include 100% power backup, dual power supply sources, high-speed elevators, HVAC systems, fire safety mechanisms and structured parking. Sustainability features such as rainwater harvesting and water recycling systems have also been integrated into the project design.

The managing director of KG Builders indicated that commercial real estate demand has been increasingly influenced by connectivity, sustainability and operational efficiency, adding that the project had been planned to address these requirements through location, design and infrastructure readiness.

With this development, KG Builders is expanding its commercial portfolio in Chennai, focusing on office assets that combine connectivity advantages with long-term operational efficiency for occupiers and investors.
