NBCC Ltd has concluded the sale of commercial real estate assets at Bharat Business Park in Sarojini Nagar, New Delhi, through an e-auction process conducted earlier this week. The transaction involved the disposal of around 14 lakh sq ft of built-up commercial space, generating a total sale value of approximately INR 5,779 crore.


The auction forms part of NBCC’s mandate to monetise government-owned land parcels and commercial developments, with proceeds directed towards the redevelopment of ageing residential colonies across the capital. The offering comprised a larger inventory of 23.44 lakh sq ft across eight towers, of which five towers were successfully auctioned in this phase.

According to the company’s regulatory disclosure, the e-auction witnessed participation from a wide range of buyers, including multinational corporations, domestic enterprises and institutional investors. The average realisation of INR 41,207 per sq ft exceeded the reserve price by roughly five per cent, indicating sustained appetite for premium office and commercial spaces in established micro-markets.

The Sarojini Nagar redevelopment project is one of the flagship urban renewal initiatives being undertaken under the Ministry of Housing and Urban Affairs. NBCC has been entrusted with the dual role of project execution and asset monetisation, ensuring that commercial sales directly support funding requirements for residential redevelopment.

The funds raised through this transaction are expected to be utilised for ongoing construction activities, enabling timely completion of redevelopment projects and meeting associated financial obligations. The model reflects a self-sustaining approach, where commercial asset monetisation is leveraged to finance large-scale urban transformation without placing additional fiscal pressure on the government.

From a market perspective, the strong response to the auction highlights continued investor confidence in well-located commercial assets within core urban areas. Sarojini Nagar, with its central location and established connectivity, remains an attractive destination for occupiers seeking high-quality office space.

NBCC, which operates as a project management consultancy and real estate development firm, will receive a marketing fee of one per cent of the total transaction value. The company has been actively involved in similar monetisation exercises across key redevelopment projects in the capital.

The outcome of this auction also underscores a broader trend within India’s real estate sector, where structured monetisation of public land is increasingly being used as a financing mechanism for infrastructure and housing upgrades.
