Synopsis

CIDCO has proposed an Integrated Logistics Park (ILP) spanning around 374 hectares in Navi Mumbai to strengthen the region’s position as a national logistics hub. The project will be developed near Chirle Village in Pushpak Node and will include core infrastructure, utilities and social amenities. The initiative is backed by Navi Mumbai’s proximity to JNPA port, the upcoming Navi Mumbai International Airport, and connectivity through major infrastructure such as the Mumbai Trans Harbour Link and Dedicated Freight Corridor. CIDCO has initiated the pilot phase by inviting bids for 12 plots. The development aligns with rising demand from e-commerce, manufacturing and trade, and aims to create a structured logistics ecosystem to improve cargo movement and attract investments.

The City and Industrial Development Corporation (CIDCO) has proposed the development of an Integrated Logistics Park (ILP) over approximately 374 hectares in Navi Mumbai, with the objective of strengthening the region’s role as a logistics hub of national importance.

The project is planned near Chirle Village in Pushpak Node and will include a combination of logistics infrastructure, utility networks, common facilities and supporting social amenities. CIDCO announced the initiative in the past week, indicating that the development is aimed at creating a comprehensive ecosystem to support cargo handling, storage and distribution activities.

The corporation has identified the location based on its strategic connectivity to key infrastructure. Navi Mumbai benefits from proximity to the Jawaharlal Nehru Port Authority (JNPA), the upcoming Navi Mumbai International Airport and major transport corridors, including the Mumbai Trans Harbour Link and the proposed Multi-Modal Corridor. The Dedicated Freight Corridor is also expected to enhance cargo movement efficiency in the region.

CIDCO stated that the logistics sector in India is witnessing expansion, supported by growth in e-commerce, manufacturing and global trade. Within this context, Navi Mumbai is emerging as a preferred destination for logistics and warehousing developments due to its connectivity advantages and planned infrastructure.

As part of the project rollout, CIDCO has initiated a pilot phase by inviting Expressions of Interest (EOI) for 12 plots through a competitive bidding process. The pilot is expected to facilitate early participation from developers and logistics operators, while also providing inputs for the phased development of the larger park.

Vijay Singhal, Vice Chairman and Managing Director of CIDCO, indicated that the objective is to create a future-ready logistics ecosystem capable of supporting efficient goods movement and attracting investment into the region. He added that the pilot phase is intended to unlock the development potential of the site and establish Navi Mumbai’s position within the national logistics network.

The proposed ILP is expected to cater to a range of logistics requirements, including warehousing, distribution centres and allied services. The inclusion of integrated infrastructure and amenities is aimed at supporting large-scale operations and improving supply chain efficiency.

The development aligns with broader infrastructure-led growth in Navi Mumbai, where multiple transport and connectivity projects are being implemented to support industrial and commercial expansion. The ILP is expected to complement these developments by providing organised logistics infrastructure within a planned framework.

CIDCO’s initiative reflects increasing institutional focus on logistics real estate, driven by structural demand from supply chain modernisation and industrial growth. The project is likely to contribute to formalising logistics infrastructure in the Mumbai Metropolitan Region while supporting economic activity linked to trade and manufacturing.
