The Noida Authority is preparing to introduce a mixed land use property scheme to allow residential, commercial and institutional activities within the same development. The proposal is expected to be reviewed soon and could bring more flexibility in land utilisation. At the same time, plans are underway to set up a Centre of Excellence at Gautam Buddha University to support research and industry collaboration. These initiatives are part of a broader effort to improve urban planning, attract investment and strengthen Noida's position as a growing economic and knowledge hub.
The Noida Authority is working on a proposal to introduce a mixed land use property scheme that will allow residential, commercial and institutional activities within the same project. The plan is expected to be taken up for discussion in the coming days, and if cleared, it will mark a shift from the existing single-use zoning system followed in many parts of the city.
Officials have indicated that the objective is to make better use of available land and support more integrated development. Allowing multiple uses within one development can reduce dependency on long-distance travel and improve convenience for residents and businesses. It is also expected to make projects more viable for developers by offering flexibility in planning and utilisation of space.
This move comes at a time when Noida has been witnessing steady demand across residential and commercial segments. In recent allotment schemes, the Authority has seen participation from developers and investors through e-auctions for various land categories. The introduction of mixed land use is likely to complement these efforts by making future projects more adaptable to market needs.
Alongside the land use proposal, the Authority is also planning to establish a Centre of Excellence at Gautam Buddha University. The centre is expected to focus on research, innovation and collaboration with industry. It will aim to strengthen academic capabilities while also supporting emerging sectors that require advanced research infrastructure.
This is not the first such initiative linked to the university. In the past, the Authority had proposed funding specialised research centres in areas such as semiconductor technology and drug development. These efforts indicate a continued focus on building a knowledge-driven ecosystem in the region.
The broader planning approach in Noida has been gradually evolving. Earlier proposals have also explored integrating industrial, residential and commercial uses within planned sectors to improve land efficiency. Infrastructure developments in and around the city, including major connectivity projects and upcoming urban expansions, have further increased the need for flexible land policies.
The proposed mixed land use scheme and the Centre of Excellence are expected to support this transition by aligning real estate development with infrastructure growth and future demand patterns.
