Brigade Group has entered into a partnership with Primus Senior Living to develop three senior housing projects across South India, with a combined revenue potential of around INR 750 crore. The projects will be located in Bengaluru and other southern markets, with two developments planned as part of larger integrated townships. Through this collaboration, Brigade aims to expand its senior living portfolio by leveraging Primus' operational expertise in elderly-focused residential communities. The projects build on Brigade's earlier experience in the segment, following the operational success of its Parkside senior living community at Brigade Orchards. The partnership reflects rising demand for organised senior housing, driven by demographic shifts, urbanisation and the need for professionally managed living environments for the elderly.
Real estate developer Brigade Group has announced a strategic partnership with Primus Senior Living to develop three senior housing projects across South India, strengthening its presence in a segment that has been gaining traction in recent years. The proposed developments, spread across Bengaluru and other southern geographies, are expected to generate an estimated revenue of around INR 750 crore.
The collaboration was disclosed through a regulatory filing by Brigade Enterprises, which stated that Primus Senior Living will act as the operating partner, bringing domain expertise in designing and managing elderly-focused residential communities. Two of the three projects are planned as part of larger integrated township developments, allowing senior living residents to access shared infrastructure, healthcare linkages and community amenities within established urban ecosystems.
According to the company, the partnership forms part of Brigade Group's broader strategy to diversify its residential portfolio beyond conventional housing formats. Senior living has emerged as a niche but steadily growing segment, particularly in metropolitan and Tier I markets, where changing family structures, increased life expectancy and demand for professionally managed housing have driven interest among elderly homebuyers.
Brigade Group already has experience in the segment through Parkside at Brigade Orchards, a senior living community that has been operational since 2017. The company indicated that learnings from this project have informed the design and planning approach for the upcoming developments. The new projects are expected to incorporate age-friendly design, safety features, healthcare support and community-oriented facilities tailored to senior residents.
Primus Senior Living, which specialises in senior housing solutions, will focus on operational management and service delivery, ensuring that the projects align with evolving expectations around assisted living, independent senior housing and wellness-led residential formats.
Established in 1986, Brigade Group is one of India's prominent real estate developers with a diversified presence across residential, commercial, retail and hospitality segments. With this partnership, the company is positioning itself to tap into long-term demographic trends while expanding its footprint in specialised residential formats that require operational expertise alongside real estate development.
