The first phase of Keturah Ardh, a luxury residential land development in Dubai, has been fully sold, with all 558 townhouse plots transacted within six months for a total value of AED 1 billion. The project, located in the Al Rowaiyah First District, is being developed by MAG Group, with fäm Properties acting as the exclusive master agency. The sold inventory comprised freehold luxury townhouse plots spread across 93 planned clusters. The sellout highlights sustained demand for premium residential land in Dubai, particularly approved townhouse plots, which remain among the most limited asset classes in the city's high-end housing market. Infrastructure delivery is scheduled for Q1 2026, followed by construction commencement in Q4 2026, with overall project completion targeted by 2030.
The first phase of Keturah Ardh, a luxury residential land project in Dubai, has been fully sold out, with all 558 townhouse plots acquired within a six-month period, generating sales of AED 1 billion. The milestone was confirmed by fäm Properties, the exclusive master agency for the project's master developer, MAG Group.
Located in the Al Rowaiyah First District, the development consists of freehold luxury townhouse plots, a product category that has seen consistent demand in Dubai amid limited supply. According to fäm Properties, the complete absorption of the first phase reflects buyer and investor interest in approved residential plots within master-planned communities, particularly in the luxury segment.
The first phase comprised 558 plots arranged across 93 planned clusters. These were launched with structured payment plans, which contributed to market traction during the sales period. The project is positioned as a heritage-led residential community incorporating wellness-focused planning principles, combining traditional Arabic architectural influences with modern lifestyle infrastructure.
Keturah Ardh forms part of the wider Keturah portfolio developed by MAG Group. The broader master plan integrates residential clusters with landscaped open spaces and wellness-oriented amenities. Planned facilities include spa and sauna areas, yoga and pilates spaces, walking, cycling and running tracks, and extensive green zones. Landscaping is planned using mature trees sourced from multiple international locations, including Italy, Spain, Thailand and Africa.
Infrastructure works for the project are scheduled for delivery in the first quarter of 2026. Construction across the development is expected to commence in the fourth quarter of 2026, with overall completion targeted for 2030. The project's name, 'Ardh', which translates to 'earth' or 'land' in Arabic, is intended to reflect its emphasis on natural elements and cultural context within the master plan.
Keturah Ardh is the fourth major project under the Keturah luxury portfolio. Previous developments include Keturah Reserve, Keturah Resort: The Ritz-Carlton Residences at Al Jaddaf, and Keturah Bahar. With the sellout of its first phase, Keturah Ardh adds to a growing pipeline of high-value residential developments contributing to Dubai's premium housing market.
