The Bliss City project in Kakkanad, Kochi, is moving closer to development as Kochi Metro Rail Limited (KMRL) has started leasing portions of land to investors to accelerate the long-planned mixed-use township. Spread across about 31.43 acres near the district collectorate at Kunnumpuram, the project is designed to include commercial, retail, hospitality and institutional spaces. Authorities have already leased around 3.41 acres and expect construction to begin soon. The development is also planned as a non-fare revenue initiative for the Kochi Metro system while supporting Kakkanad's fast-growing role as an IT and administrative hub.

The Bliss City project planned in Kakkanad is moving ahead as Kochi Metro Rail Limited (KMRL) has begun leasing land parcels to investors to initiate development of the long-delayed project. The proposed mixed-use township is planned across about 31.43 acres near the district collectorate at Kunnumpuram, one of the prominent administrative zones in Kochi.


A portion of the land required for the project had earlier been transferred by the state government to KMRL. As part of the current phase, authorities have started leasing individual plots within the site to attract private investors and begin construction activity. The move is intended to push the project from the planning stage into execution after several years of limited progress.

Officials involved with the project indicated that around 3.41 acres of land has already been leased to investors. Development work on these parcels is expected to begin once the required approvals and project planning are completed. The first set of developments is likely to include commercial and leisure-oriented infrastructure.

Bliss City has been planned as a large mixed-use urban development combining commercial, retail and entertainment facilities along with institutional and hospitality components. The project concept also included provisions for recreational spaces and specialised infrastructure such as a medical or wellness-focused facility, with the intention of creating an integrated urban destination within Kakkanad.

To help implement the project and attract investment, National Buildings Construction Corporation (NBCC) has been brought in as a development partner. NBCC is expected to assist KMRL in identifying investors, structuring development proposals and coordinating the implementation process. An empowered committee comprising representatives from KMRL and NBCC has also been set up to monitor the project and take decisions related to development proposals and land leasing.

The project forms part of KMRL's broader strategy to generate non-fare revenue for the Kochi Metro system. Metro rail agencies across India have increasingly turned to real estate development around their land assets to support long-term financial sustainability. Leasing land for commercial projects is seen as one of the key ways to create recurring income streams beyond passenger ticket revenue.

Bliss City was initially proposed several years ago but faced delays in attracting investors. Earlier expressions of interest had received responses from multiple developers, but several proposals focused mainly on residential development. Authorities had maintained that the site should primarily host commercial and mixed-use infrastructure, which slowed the finalisation of development plans.

Kakkanad has grown significantly over the past decade and has become one of Kochi's major urban growth centres. The area houses the Ernakulam district collectorate, along with major technology hubs such as Infopark and SmartCity Kochi. The concentration of IT companies, government offices and educational institutions has increased demand for commercial spaces, hospitality infrastructure and organised retail in the area.

Connectivity improvements are also expected to support future growth in Kakkanad. Metro expansion plans include the Infopark-Kakkanad corridor, which is expected to strengthen access between the IT hub and other parts of Kochi. Real estate development around transit corridors is being increasingly considered as part of the city's long-term urban planning strategy.

Authorities believe that the ongoing leasing of land parcels will gradually attract more investors and help the project move into its construction phase. Once developed, Bliss City is expected to add a new commercial and lifestyle destination to Kakkanad while also supporting the financial sustainability of Kochi Metro.
