Synopsis

Suraksha Smart City, Vasai, is set to commence the phased delivery of 5,868 Economically Weaker Section (EWS) homes under the Pradhan Mantri Awas Yojana (PMAY) during calendar year 2026. The handover, to be carried out building-wise across Phase 1, represents one of the largest integrated township deliveries in the Mumbai Metropolitan Region. Developed using advanced precast construction techniques and extensive mechanisation, the project has focused on speed of execution without compromising quality. Priced at INR 22.5 lakh for 1 BHK units, with a government subsidy of INR 2.5 lakh, the homes are aimed at first-time buyers. The development also underlines Vasai's growing role as an affordable residential hub within the Mumbai 4.0 growth framework.

Suraksha Smart City in Vasai is preparing to begin the phased delivery of 5,868 homes under the Pradhan Mantri Awas Yojana (PMAY) in 2026, marking a significant milestone in the affordable housing segment of the Mumbai Metropolitan Region (MMR). The deliveries will be undertaken on a building-wise basis across Phase 1 of the integrated township, positioning the project among the largest PMAY-linked residential handovers in the region.

The development reflects the Suraksha Group's participation in the Government of India's Housing for All mission, while also highlighting Vasai's emergence as a key residential destination under the broader Mumbai 4.0 growth narrative. With affordability pressures intensifying across core urban areas, large-scale projects such as Suraksha Smart City are increasingly being viewed as critical to sustaining housing supply for lower-income households in peripheral growth corridors.

Construction at Suraksha Smart City has relied heavily on advanced precast technology and a high degree of mechanisation. The use of a 3D casting module, described as a first-of-its-kind initiative at this scale, has enabled tighter quality control and faster execution. This industrialised construction approach has been central to achieving consistency across thousands of housing units while adhering to project timelines.

The PMAY homes are configured as 1 BHK units and are priced at INR 22.5 lakh. Beneficiaries are able to combine their own contribution with a direct government subsidy of INR 2.5 lakh, significantly lowering the entry barrier for first-time homebuyers. According to the developer, select buildings have already applied for occupation certificates, and site inspections by allottees have commenced, signalling the transition from construction to handover.

Deliveries are being planned in a phased and safety-led manner, with fit-outs progressing building by building. The project's location within walking distance of Vasai Railway Station strengthens its appeal by offering daily commuters direct rail connectivity, while also providing access to internal township amenities and essential social infrastructure.

The commencement of PMAY deliveries at Suraksha Smart City is expected to reinforce Vasai's position as an affordable housing hub within the MMR. For Suraksha Group, the large-scale handover further consolidates its presence in the inclusive housing segment, while adding fresh momentum to the region's evolving residential landscape.
