The Telangana Housing Board generated INR 34.27 crore in revenue from a public auction of 14 land parcels held in Hyderabad at the KPHB Housing Board Community Hall this week. The auction, notified on 9 February, attracted about 50 bidders and featured plots across prominent localities including Gachibowli, Bowrampet, Balaji Nagar (Kukatpally) and Chintal. Highest rates were seen in Gachibowli, where a 263 square yard plot fetched INR 1.76 lakh per square yard, well above its upset price, while a 266 square yard parcel in Balaji Nagar achieved INR 1.64 lakh per square yard. Other plots in Chintal sold at INR 84,000 and INR 74,000 per square yard, and a large Bowrampet parcel went for INR 61,000 per square yard. A residential flat in Nizampet also changed hands above its base price. The strong bidding underscores sustained demand for well-located Housing Board land in Hyderabad's real estate market.
The Telangana Housing Board this week concluded a high-profile land auction that generated total receipts of INR 34.27 crore, reflecting robust investor appetite for government parcels in Hyderabad's residential land market. The auction, conducted at the KPHB Housing Board Community Hall, followed a notification issued on 9 February inviting sealed bids for 14 plots spanning multiple city suburbs and growth corridors.
Among the standout outcomes, a 263 square yard plot in Gachibowli one of Hyderabad's most sought-after residential micro-markets commanded INR 1.76 lakh per square yard at bid close, a significant premium over its upset price of INR 50,000 per square yard. In Balaji Nagar, Kukatpally, a 266 square yard parcel sold for INR 1.64 lakh per square yard, underscoring keen competition in mid-to-high-income residential zones.
Parcels in the Chintal area also attracted strong interest, with open plots closing at INR 84,000 and INR 74,000 per square yard, respectively. A 2,600-square-yard plot in Bowrampet sold at INR 61,000 per square yard, contributing materially to the overall revenue tally. The Board also auctioned a Siddhi residential flat in Nizampet, with its minimum price fixed at INR 15 lakh, which was ultimately sold for INR 17.70 lakh in competitive bidding.
Telangana Housing Board Vice-Chairman V.P. Gautam noted that most properties offered were categorised as Middle-Income Group (MIG) and High-Income Group (HIG) plots, with participation indicating strong demand across income segments. Approximately 50 bidders engaged in the process, reflecting broad investor and buyer interest in well-located government-owned land within the Greater Hyderabad Municipal Corporation (GHMC) area.
The auction results mirror a broader trend of heightened appetite for land parcels in Hyderabad's established suburbs and emerging residential hubs, where strategic location and access to infrastructure are key determinants of bid intensity. Gachibowli, in particular, has witnessed sustained investor focus due to its proximity to IT corridors and social infrastructure.
Revenue from the sale of Housing Board land contributes to the Board's fiscal resources and supports its mandate to develop and dispose of surplus properties. The strong outcome reinforces the value of transparent public auctions as mechanisms for monetising government land assets in fast-growing urban markets.
