Synopsis

The Central government has approved 2.88 lakh additional houses under the Pradhan Mantri Awas Yojana Urban 2.0 (PMAY-U 2.0), raising the cumulative sanctioned units under the scheme to over 13.61 lakh across India. The sixth meeting of the Central Sanctioning and Monitoring Committee (CSMC), held in New Delhi on 23 February, sanctioned 2,87,618 units spanning 16 states and union territories. Sanctions were granted under key verticals Beneficiary Led Construction (BLC) (1.66 lakh), Affordable Housing in Partnership (AHP) (1.09 lakh) and Affordable Rental Housing (ARH) (12,846 units) designed to address affordable rental needs. A significant share of the houses has been allotted to women beneficiaries, senior citizens and socially disadvantaged groups. The CSMC also approved demonstration housing projects employing cost-effective construction technologies, and emphasised project localisation near mass transit corridors.

The Central Sanctioning and Monitoring Committee (CSMC) under the Ministry of Housing and Urban Affairs (MoHUA) sanctioned a fresh tranche of 2.88 lakh houses under the Pradhan Mantri Awas Yojana Urban 2.0 (PMAY-U 2.0) at its sixth meeting held on 23 February in New Delhi. The decision, chaired by Srinivas Katikithala, Secretary of MoHUA, brings the total number of homes sanctioned under the urban housing scheme to over 13.61 lakh across the country.

Of the 2,87,618 additional units approved, the largest share about 1.66 lakh houses falls under the Beneficiary Led Construction (BLC) vertical, which supports individual families to construct or augment their homes. The scheme also cleared 1.09 lakh houses under the Affordable Housing in Partnership (AHP) category, aimed at facilitating development through public-private partnerships, and 12,846 units under Affordable Rental Housing (ARH), designed to meet the rental housing needs of urban workers, migrants and low-income groups in cities.

The sanctioned units span 16 states and union territories, including Andhra Pradesh, Arunachal Pradesh, Chhattisgarh, Gujarat, Jammu & Kashmir, Punjab, Puducherry, Rajasthan, Tamil Nadu, Telangana, Maharashtra, Madhya Pradesh, Nagaland, Odisha, Uttar Pradesh and West Bengal, reflecting a broad geographic spread of the central housing drive.

In its deliberations, the CSMC also approved three Demonstration Housing Projects (DHPs)  located in Chhattisgarh, Puducherry and Rajasthan each comprising 40 dwelling units. These demonstration projects are intended to showcase modern, cost-effective and durable construction technologies that can accelerate delivery timelines and improve quality in future PMAY-U 2.0 developments.

Officials highlighted that a substantial portion of the newly sanctioned houses has been allocated to women beneficiaries, including widows, separated or unmarried women, and a share reserved for senior citizens and specifically for socially disadvantaged groups. Over 1.60 lakh homes have been allotted in women's names or in joint ownership arrangements, and allocations also account for beneficiaries from Scheduled Caste, Scheduled Tribe and Other Backward Classes categories.

The committee's guidance emphasised project localisation near mass transit corridors to enhance accessibility and living convenience, and urged states and implementing agencies to expedite approvals and strengthen monitoring to ensure timely delivery of homes.

PMAY-U 2.0, launched as a continuation and enhancement of the earlier urban housing programme, aims to provide affordable housing for all urban families by supporting construction, purchase and rental of homes for economically weaker sections, low-income and middle-income groups, and continues to drive central collaboration with states and urban local bodies in meeting housing needs across India.
