Hyderabad developers buy Neopolis Plot 15 at record INR 151.25 crore per acre

Synopsis

GHR Infra, Lakshmi Infra and Urbanblocks Realty have jointly acquired Neopolis Plot 15 in Hyderabad at a record bid of INR 151.25 crore per acre during Phase 3 of the HMDA auction held earlier this week. The 4.03-acre north-east corner parcel, featuring dual 150-ft road frontages, marks the highest bid recorded so far within Neopolis and the second-highest land price achieved in Telangana. The acquisition further strengthens the consortium's footprint in Neopolis, a fast-emerging luxury real estate corridor, where the developers are already executing a large-scale high-rise residential project launched earlier this year.

GHR Infra, Lakshmi Infra and Urbanblocks Realty have reinforced their position in Hyderabad's premium real estate market by jointly winning Neopolis Plot 15, a 4.03-acre north-east corner land parcel, at a bid value of INR 151.25 crore per acre. The acquisition was finalised as part of Phase 3 of the Hyderabad Metropolitan Development Authority's land auction conducted earlier this week.


The parcel enjoys two 150-ft-wide road frontages and occupies a strategic location within Neopolis, Hyderabad's planned high-density growth corridor. The bid represents the highest price achieved for land within Neopolis to date and stands as the second-highest land value ever recorded in Telangana. The only higher transaction was registered earlier this year in Raidurg, within Hyderabad Knowledge City, at INR 177 crore per acre.

With this acquisition, the three developers further consolidate their presence in Neopolis, which is increasingly being viewed as the city's next address for high-rise luxury developments. Earlier this year, the consortium had announced the launch of The Cascades Neopolis, a large-format luxury residential project with an estimated development value of INR 3,169 crore. The project comprises five towers rising to 63 storeys, with a height of around 217 metres, and is positioned as a landmark development integrating contemporary design, sustainability features and advanced home automation.

The developers have indicated that master planning and concept development for Plot 15 are currently underway. The site's corner positioning, open views on three sides, wide road access and urban context are expected to allow flexibility in product mix and design. Details related to the proposed mixed-use development, configurations and timelines are to be announced following design finalisation and completion of statutory approvals.

The Neopolis acquisition builds on the consortium's earlier success in the corridor. In the past two years, the same partners had jointly secured Plot 14 in Neopolis, a 7.34-acre land parcel, at INR 70 crore per acre. Construction of The Cascades Neopolis is underway on this site, with handover targeted by March 2030. The project has involved global consultants across architecture, landscape design, structural engineering, interiors and concierge services, underscoring the developers focus on large-scale, globally benchmarked luxury housing in Hyderabad.
