Sundaram Alternates plans to raise INR 2,000 crore real estate fund by March

Synopsis

Sundaram Alternates is aiming to raise up to INR 2,000 crore for its SA Real Estate Credit Fund V by March, having already secured INR 1,000 crore in the past three months. Positioned as India's first ESG-aligned real estate fund, it has attracted investments from insurance firms, family offices, corporate treasuries, and ultra-high-net-worth individuals. The fund will focus on residential credit opportunities, emphasising capital protection and conservative loan structures. Since 2017, the company has raised over INR 3,800 crore across five funds, delivering 18-19% internal returns without capital losses, even during economic challenges.

Sundaram Alternates, the alternative investment arm of the Sundaram Finance group, announced plans to raise up to INR 2,000 crore for its real estate fund by March this year. The company has already secured INR 1,000 crore for the SA Real Estate Credit Fund V over the past three months and aims to attract an additional INR 500-1,000 crore before the target date, according to an official statement.


SA's Managing Director, Karthik Athreya, said the company is focusing on disciplined capital deployment, protecting investor capital, and fostering long-term relationships as the fundraise moves toward its final close. The firm described the fund as the first ESG-aligned real estate offering in India. It has received commitments from insurance companies, family offices, corporate treasuries, and ultra-high-net-worth investors, alongside the group's sponsor contribution.

The fund will target performing credit opportunities in the residential sector. SA emphasised capital protection and managing downside risks through conservative loan-to-value ratios and strong collateral coverage. Since 2017, Sundaram Alternates has raised over INR 3,800 crore across five real estate credit funds. The firm reports internal rate of returns of 18-19% while maintaining a zero capital loss record, even during challenges such as NBFC liquidity stress, RERA and GST implementation, and the Covid-19 pandemic.
