Property owners within the Greater Bengaluru Authority (GBA) limits are facing prolonged delays in accessing khata services, with khata bifurcation suspended for years and B-khata to A-khata conversions moving slowly. The issue has intensified after approval powers shifted from BDA to GBA, pending zoning amendments. Thousands of owners, especially those with ancestral, joint or subdivided properties, are unable to sell, build or secure loans. Even vacant plots remain without khata, adding to uncertainty. In 2025, the Mumbai Metropolitan Region (MMR) emerged as the most active land acquisition market in India, with 32 deals covering over 500 acres, accounting for more than 13% of nationwide land transactions. Across India, 126 deals aggregated more than 3,772 acres, a notable increase from 2024's 2,514 acres, despite slightly fewer deals. Residential projects led acquisitions, followed by mixed-use, industrial, logistics, commercial, and retail developments. The Maharashtra cabinet has approved the allotment of a 3.6-acre plot in Ulwe, Navi Mumbai, to the Tirumala Tirupati Devasthanams (TTD) for the construction of a Sri Padmavathi Ammavari Temple at a token rate of INR 1 per square metre, with all usual premiums and infrastructure charges waived. The Yamuna Expressway Industrial Development Authority (YEIDA) plans to launch a major residential plot scheme this month, offering 973 residential plots near the upcoming Noida International Airport, reflecting strong infrastructure-led demand in the region. The plots, to be offered across Sectors 15C, 18 and 24A along the Yamuna Expressway corridor, will range in size from 162 sq m to 290 sq m and are expected to be priced at an average of about INR 35,000 per sq metre.
