The Rail Land Development Authority (RLDA) invites developers to transform a prime 3.5-acre plot near Dharmavaram Railway Station into a bustling commercial hub. With a reserve price of INR 9.10 crore and a proposed 45-year lease, the site offers a built-up potential of 26,770 square metres. The Rail Land Development Authority (RLDA), a branch of the Indian Railways, is seeking a developer to transform a vacant plot of land in Dharmavaram, Andhra Pradesh, into a commercial hub.


The land parcel, measuring approximately 3.5 acres (14,164.5 square metres) and located near Dharmavaram Railway Station, is considered a prime investment opportunity. Dharmavaram serves as the gateway for pilgrims visiting the famous Sathya Sai Prashanti Nilayam in Puttaparthi, around 40 kilometres away. This steady flow of visitors creates a potential market for various commercial ventures.

The land boasts excellent connectivity. Situated on Station Road, it is adjacent to the Chennai-Anantapur Highway (NH-716), offering easy access from all parts of the city. A 15-metre-wide road connects the site directly to Dharmavaram Railway Station, falling under the South-Central Railway Zone. Additionally, it is well-connected to the nearby APSRTC Bus Stand and has good access to airports in Bengaluru (159 kilometres) and Kadapa (153 kilometres).

The RLDA has proposed a 45-year lease for the land with a reserve price of INR 9.10 crore. The lease allows for a built-up area of approximately 26,770 square metres. This allows for the development of a mixed-use project, potentially catering to various needs like retail stores with a total area of up to 26,770 square metres, hotels, restaurants, or office spaces.

This project presents a significant development opportunity for Dharmavaram, known as the "Silk City of Andhra Pradesh." The project is expected to attract investment, create jobs, and potentially boost tourism in the region.

The RLDA's initiative highlights its focus on utilising vacant railway land for economic development. The winning developer will have the responsibility to bring this project to life, potentially creating a valuable addition to Dharmavaram's commercial landscape, spanning over 3.5 acres and offering a built-up area of nearly 27,000 square metres.
