In April, Flamingo Apartment led the real estate market with the highest number of deals, predominantly driven by resale transactions. Khar West is a vibrant and affluent neighborhood situated in the western suburbs of Mumbai, Maharashtra. This upscale locality is known for its tree-lined avenues, well-maintained gardens, and a range of high-end residential properties, including bungalows and apartment complexes. In April, Flamingo Apartment led the way by closing the highest number of deals in Khar West. This was followed by the other 11 buildings which also contributed by registering a single deal each. Resale transactions came out on top over Developer sales as there was only one developer sale whereas resale contributed 4 deals.

On the high end, we have the 50 Seven which commanded a price tag of INR 10.51 crores, attracting luxury homebuyers. Conversely, a budget-friendly option in Urmi Society was available for close to INR 90 Lakhs, providing an excellent opportunity for value-conscious buyers.

The apartment sizes varied greatly, with the largest unit spanning 2,425 square feet in 50 Seven and the smallest being 288 square feet in Urmi Society. This versatility ensures that Khar West caters to wide preferences of buyers, from families seeking spacious homes to individuals preferring compact living spaces.

Prices per square foot in Khar West ranged from INR 18,072 to as high as INR 60,579 with an average of around INR 37,619. Most apartments sold were in the coveted 500 - 1,000 square feet range. However, close to 25% were between 1,000 - 1,500 square feet. There was a single apartment sold in the range between 2,000 - 2,500 and within 500 square feet. There were 2 apartments constituting around 15% lying between 1,500 - 2,000 square feet.

More than 60% of the apartments sold in April fell within INR 5 crore range. In the INR 5 - 10 crores there were 4 sale transactions comprising around 30%. There was a single apartment sold which crossed the INR 10 crores mark.
