Google has leased 649,000 square feet of office space at Alembic City in Whitefield, Bengaluru, at a monthly rent of INR 762 per square foot for a three-year lock-in period. This move aligns with Google's strategy to expand its footprint in India, adding to its recent leases in Hyderabad (600,000 sq. ft.) and Bengaluru (1.3 million sq. ft.). The combined leases amount to 3.5 million sq. ft. since 2020, bringing Google's total Indian office space to over 9.3 million sq. ft. Additionally, Google plans to start manufacturing Pixel smartphones in India, reflecting its significant investment in the country's tech sector.
Google has taken a significant step in its expansion strategy in India by leasing 649,000 square feet of office space at Alembic City in Whitefield, Bengaluru. The tech giant has committed to a monthly rental of INR 762 per square foot for a three-year lock-in period, according to sources familiar with the deal. This move reflects Google's ongoing efforts to secure both traditional and flexible office spaces in major Indian cities.
In addition to the recent acquisition in Bengaluru, Google has inked two other significant deals in the past year. They renewed a lease for 600,000 square feet of office space in Hyderabad, estimated to cost INR 432 crore annually based on market rates (assuming a monthly rent of INR 60 per sq. ft). They also secured 1.3 million sq. ft space in Bengaluru through a separate agreement with Bagmane Developers. This Bengaluru lease is estimated to cost INR 936 crore per year based on similar market rate assumptions. When combined, these new leases translate to a total of 3.5 million sq. ft added to Google's Indian office space footprint since 2020. Currently, Google boasts a presence across five Indian cities, with a total real estate footprint exceeding 9.3 million sq. ft. Excluding the Hyderabad renewal, the estimated total annual lease value for Google's new office spaces comes to INR 1.368 crore.
Google's ambitions in India extend far beyond office space. The company is set to embark on a new venture - manufacturing Pixel smartphones in India, starting with the Pixel 8 model. This initiative will be undertaken in collaboration with Foxconn, a major electronics manufacturer, at a facility located in Tamil Nadu. Additionally, Google is exploring the possibility of setting up independent drone production within the same state.
India's growing importance for Google is evident in these recent developments. The country's booming tech sector, with a growing startup ecosystem and a digitally savvy population of over 850 million, presents a strategic market for Google's hardware and software products. By manufacturing smartphones locally, Google can potentially cater to the Indian market more efficiently, offering competitive pricing and faster delivery times. Furthermore, India's vast talent pool of skilled professionals, estimated to reach 2.5 crore by 2030 according to a NASSCOM report, makes it an attractive location for Google to expand its workforce and operations.
Google's expansion plans are a win-win situation for both the company and India. Google gains access to a skilled workforce and a massive consumer base, while India attracts significant foreign investment, estimated to be in the billions of rupees based on real estate acquisitions alone. This strategic partnership positions India as a key player in Google's global network and paves the way for further growth in the Indian tech sector, expected to reach USD 1 trillion by 2030 according to a report by McKinsey & Company.
