The Maharashtra Housing and Area Development Authority has proposed a large-scale redevelopment covering 923 acres across several housing layouts in Mumbai. The plan is aimed at upgrading ageing colonies and rehabilitating over 75,000 residents once the projects are completed over the next 5 to 10 years after execution. The redevelopment will be implemented through a construction and development agency model, while MHADA remains the planning authority. Key areas include Charkop, Gorai, Bandra Reclamation, Motilal Nagar and others, with in-situ rehabilitation planned for eligible residents.
The Maharashtra Housing and Area Development Authority has outlined a large redevelopment initiative covering 923 acres across multiple housing layouts in Mumbai. The plan focuses on replacing old and ageing residential structures with planned housing developments, while ensuring rehabilitation of existing residents within the same areas wherever possible.
Under the framework, more than 75,000 residents are expected to be rehabilitated after the completion of all redevelopment projects, which are planned to be executed over a period of around 5 to 10 years after construction is taken up in full scale. The authority will continue to function as the special planning body, while the execution work will be carried out through a construction and development agency model involving multiple stakeholders.
The redevelopment covers several major pockets across the city and suburbs. Charkop is the largest identified cluster with around 250 acres, followed by Gorai with about 200 acres. Other key areas include Bandra Reclamation at 98 acres, Motilal Nagar at 143 acres, Abhyudaya Nagar at 33 acres, SVP Nagar at 29 acres, and Kamathipura with 34 acres. Kamathipura has also been marked for redevelopment through private participation.
The plan also includes slum pockets located within these housing layouts. Eligible residents from these areas are expected to receive rehabilitation units of around 300 sq ft within the same locations, supporting in-situ rehabilitation wherever feasible. Some of the projects under this plan have already been awarded, while others are in different stages such as tendering and approval processes.
The redevelopment approach is structured to ensure cluster-based planning rather than isolated rebuilding. This is expected to allow better coordination in infrastructure planning, including roads, utilities, and civic services, while also improving housing conditions in older MHADA colonies that have been facing structural and density-related challenges over time.
