Synopsis

The Lucknow Development Authority has introduced a new affordable housing opportunity with 630 flats under its Atalnagar scheme in Lucknow, targeting first-time buyers and lower-income households. Registrations opened earlier this week and will remain active for a limited window, with allotments to be conducted through a lottery system to ensure transparency. The development, located in Devpur Para, offers a mix of one- and two-bedroom units, with prices starting from around INR 9.82 lakh. The scheme includes essential urban infrastructure such as water supply, electricity, parking, and community amenities, reinforcing the authority’s broader push to expand accessible housing inventory. The initiative is expected to draw strong demand amid continued interest in budget housing across tier-II cities.

The Lucknow Development Authority has rolled out a fresh affordable housing scheme in Lucknow, offering 630 flats under its Atalnagar development, in a move aimed at expanding access to budget housing for economically weaker and middle-income segments.

Registrations for the scheme commenced earlier this week and are scheduled to remain open for a defined period, with allotments set to be carried out through a lottery-based system. This approach is intended to ensure fairness and transparency in the allocation process, particularly given the anticipated high level of demand.

The project is located in Devpur Para and comprises a mix of 539 one-bedroom and 91 two-bedroom flats. Unit sizes range from compact configurations suitable for first-time buyers to slightly larger layouts catering to small families. Pricing begins at approximately INR 9.82 lakh, positioning the scheme among the more accessible housing options currently available in the city.

Applicants are required to pay a registration fee, which is refundable in case of non-allotment. The process has been designed to be fully digital, reflecting a broader shift towards streamlined, technology-led housing allocation mechanisms by public authorities.

In terms of infrastructure, the development includes essential services such as water and electricity supply, lifts, power backup, and designated parking facilities. Additional provisions, including green spaces and children’s play areas, are expected to enhance the liveability quotient of the project. Plans for multi-level parking and supporting civic infrastructure have also been outlined as part of the scheme’s execution.

The Atalnagar scheme forms part of a wider strategy by the authority to address the growing demand for affordable housing in Lucknow, particularly among lower- and middle-income groups. The city has witnessed steady residential demand in recent years, driven by urban expansion, infrastructure upgrades, and increased migration from surrounding regions.

Officials indicated that the scheme aligns with ongoing efforts to strengthen planned housing supply while maintaining affordability thresholds. The use of lottery-based allotment and standardised pricing reflects an attempt to minimise speculative participation and prioritise genuine end-users.

With registrations now underway, the scheme is expected to attract significant interest, especially from buyers seeking entry-level homeownership opportunities in a structured urban environment. The response to the initiative will likely serve as a key indicator of demand dynamics in the affordable housing segment within tier-II cities such as Lucknow.
