Authorities in Bengaluru are preparing to introduce an online khata correction facility to simplify property record updates and reduce administrative delays. The initiative, led by the Greater Bengaluru Authority, will allow property owners to modify key details such as location and ward information without visiting civic offices. The reform is part of a broader push towards digitisation of land and property records, supported by automatic mutation systems and ongoing e-khata rollouts. Officials indicated that the system has already processed lakhs of applications, with strong daily usage. The move is expected to improve transparency, minimise errors, and enhance efficiency in property documentation, addressing long-standing bottlenecks in Bengaluru’s urban governance framework.
In a move aimed at streamlining property documentation, the Greater Bengaluru Authority is set to roll out an online khata correction system in Bengaluru, enabling residents to update select property details digitally. The initiative is expected to reduce dependence on physical visits to municipal offices and address procedural inefficiencies that have long affected property owners.
According to officials, the upcoming system will allow users to correct information such as property location and ward classification through an online interface. However, critical ownership-related fields, including owner name and property dimensions, will remain outside the scope of self-correction and continue to require formal verification processes.
The development forms part of a wider digitisation drive in the city’s property administration framework. Over recent months, authorities have significantly expanded the e-khata system, with more than 10 lakh final digital property records already issued out of approximately 25 lakh applications received. The platform is witnessing consistent usage, with over 1,000 applications being processed daily and approvals being generated at high frequency, reflecting growing adoption among citizens.
In parallel, the civic body has introduced an automatic mutation mechanism to ensure seamless updating of property records following registration or inheritance. Once a transaction is completed, the system updates ownership records automatically after the mandated notice period, with notifications sent to property owners via SMS. This integration is intended to eliminate delays and reduce manual intervention in routine property updates.
To address concerns around rejected applications, authorities have also established a dedicated audit mechanism to review and rectify unfair rejections. This step is expected to improve accountability within the system and ensure that applicants are not adversely impacted by procedural inconsistencies.
The online correction facility is particularly significant in the context of longstanding challenges faced by property owners in Bengaluru, including documentation errors, delays in record updates, and limited transparency in approval processes. By enabling partial self-service corrections, the system seeks to improve efficiency while maintaining regulatory oversight on sensitive data points.
From a real estate perspective, the initiative is likely to enhance transaction efficiency by ensuring more accurate and up-to-date property records. Clear documentation remains a critical requirement for property sales, financing, and approvals, and digitisation efforts such as e-khata and automated mutation are expected to support smoother market functioning.
