Adani Enterprises Limited has incorporated three wholly owned subsidiaries through its step-down unit Adani Airport City Limited to drive real estate and hospitality development across key airport locations. The new entities—Adani Navi Mumbai Airport City, Adani Guwahati Airport City and Adani Ahmedabad Airport City—will undertake construction and operate hotels with integrated facilities such as restaurants, banquets and business centres. Each entity has been set up with a paid-up capital of INR 10 lakh. The move aligns with the group’s broader airport city expansion strategy and its planned USD 15 billion investment to scale airport infrastructure and associated developments.

Adani Enterprises Limited has incorporated three wholly owned subsidiaries focused on real estate and hospitality development as part of its airport city expansion strategy, according to a regulatory filing issued earlier this week.


The entities—Adani Navi Mumbai Airport City Ltd, Adani Guwahati Airport City Ltd and Adani Ahmedabad Airport City Ltd—have been set up by Adani Airport City Limited, a step-down subsidiary of the company. Each of the newly formed companies has been incorporated with a paid-up capital of INR 10 lakh, with shares subscribed in cash.

The subsidiaries will undertake real estate development activities, including construction on owned or leased land, as well as hospitality projects such as hotels with integrated restaurants, banquet facilities and business centres. The company has not specified whether these developments will be located within or adjacent to existing airport premises.

The move is part of the group’s broader strategy to develop airport-linked urban infrastructure, leveraging land parcels and connectivity around key aviation hubs. The airport city model typically integrates commercial, hospitality and mixed-use developments alongside airport infrastructure.

Adani’s airport business operates under Adani Airport Holdings Limited, a wholly owned subsidiary established in 2019. The platform currently manages multiple airports, including Ahmedabad, Lucknow, Mangaluru, Jaipur, Guwahati and Thiruvananthapuram. It also holds a majority stake in Mumbai International Airport Ltd, which in turn has a controlling interest in Navi Mumbai International Airport Ltd.

The group has outlined plans to invest approximately USD 15 billion in expanding its airport portfolio by 2030, with a target to scale passenger handling capacity to 200 million annually. This includes expansion of existing high-traffic airports and development of new infrastructure to cater to rising air travel demand.

India’s passenger traffic is projected to exceed 300 million by 2030, prompting airport operators to augment both aviation and non-aeronautical infrastructure. The formation of dedicated airport city subsidiaries reflects a focus on monetising land assets and creating integrated developments aligned with airport-led urban growth.
