LEVA Hotels, a Dubai-based hospitality operator, has entered into a management agreement with Radar Properties to develop a 120-key hotel within the Kings City project in Bulawayo, Zimbabwe, with the announcement made in the past week as part of its regional expansion strategy across Southern Africa. The hotel forms part of a USD 1 billion mixed-use development spanning approximately 2,100 hectares, located around 8 km from Bulawayo's central business district along Gwanda Road.


The proposed hotel will be developed as a four-star property, comprising 120 rooms along with a range of amenities including a restaurant, fitness centre, spa, and conference facilities. Positioned within a large-scale urban masterplan, the project is being planned as an integrated hospitality component to support both business and leisure travel demand in the city.

This marks LEVA Hotels fourth signed project in Zimbabwe, following its earlier entry into the country, including developments in Harare. The expansion aligns with the company's broader strategy of targeting emerging markets across Africa, with a focus on design-led, lifestyle-oriented hospitality formats delivered through partnerships with local developers.

Bulawayo, Zimbabwe's second-largest city, has been identified as a market with limited presence of internationally branded lifestyle hotels, despite its role as a commercial and industrial centre. The city also serves as a gateway to key tourism destinations such as Victoria Falls, Hwange National Park, and the Matobo Hills. Demand drivers include business travel, regional connectivity, and events such as the Zimbabwe International Trade Fair, contributing to the need for additional hospitality infrastructure aligned with evolving traveller expectations.

According to LEVA Hotels leadership, the project in Bulawayo represents a strategic entry into a large-scale urban development at an early stage, enabling the brand to establish a presence within an emerging destination. The company indicated that the focus is on integrating hospitality offerings within broader urban ecosystems rather than pursuing standalone developments.

From the developer's perspective, Radar Properties stated that Kings City is being positioned as a modern economic hub aimed at reshaping the urban framework of Bulawayo. The inclusion of a branded hospitality component is intended to complement the mixed-use nature of the development, supporting residential, commercial, and recreational activities within the masterplan.

The hotel will reflect LEVA Hotels design approach, incorporating contemporary layouts, flexible stay formats that combine hotel and residential elements, and community-oriented spaces. The development is expected to function as both a guest accommodation facility and a social hub for the surrounding area.

The project forms part of a broader trend of hospitality operators expanding into secondary African cities, where infrastructure gaps and rising demand present opportunities for branded developments.
