M3M India has announced a partnership with ONE Atmosphere to develop a serviced luxury residential project in Gurugram, marking the entry of the global hospitality brand into the Indian market. The project, titled ONE Atmosphere Suites Corner Walk, is located in Sector 73/74 and is expected to become operational by the winter of 2026.


The development will comprise 256 fully serviced suites designed to cater to business travellers, corporate professionals and long-stay guests. The project adopts a hybrid model that combines residential layouts with professionally managed hospitality services, reflecting a growing trend of branded serviced living formats in urban markets.

The partnership forms part of a broader strategy by Atmosphere Core to expand its presence beyond its established hospitality portfolio. Gurugram has been identified as a strategic entry point due to its strong corporate base, proximity to Delhi and sustained demand for premium accommodation from business travellers and expatriates.

A senior executive at Atmosphere Core indicated that India represents a key growth market, with the Gurugram project serving as an initial step in establishing the brand's footprint. The executive added that the collaboration is intended to introduce a differentiated serviced hospitality offering aligned with evolving urban living requirements.

Representatives from M3M India stated that the project adds a new category to its portfolio by combining real estate development with branded hospitality operations. The company indicated that such formats are gaining traction among investors and end-users seeking managed assets that offer both residential use and rental income potential.

The development will include a range of amenities designed to support both short-term and extended stays. These include a terrace-level club with a swimming pool and social spaces, dining options such as a caf and all-day restaurant, co-working facilities, meeting rooms and banquet spaces. Wellness and recreation infrastructure will include a gymnasium and spa facilities.

The interiors of the project will be designed by architect Rohit Gulati, with additional inputs from local artists to create a distinct visual identity across the property. This approach aligns with the brand's emphasis on curated, design-led hospitality experiences.

The partnership also outlines plans for further expansion across key locations such as Gurugram and Noida, with a broader objective of scaling the ONE Atmosphere brand across domestic and international markets, including Southeast Asia and the Middle East. The brand has indicated a target of signing approximately 7,500 keys globally over the next five years.

The project reflects a broader shift in India's real estate and hospitality sectors, where developers are increasingly integrating branded hospitality components within residential developments. In markets such as Gurugram, where demand from corporate occupiers remains strong, such hybrid models are emerging as a distinct asset class within the commercial-residential spectrum.
