The Maharashtra government has approved the acquisition of 28.84 acres of land owned by BSNL and MTNL in Borivali, Mumbai, for developing affordable housing under the Pradhan Mantri Awas Yojana. The land, located at Gorai and Shimpoli, will be acquired at ready reckoner rates for INR 729 crore. The project is expected to deliver over 1,000 housing units. The decision was taken at a meeting of the Maharashtra Housing Development Authority chaired by Chief Minister Devendra Fadnavis. The move forms part of the state's efforts to utilise public land parcels for affordable housing development in high-density urban areas.
The Government of Maharashtra has approved the acquisition of land parcels owned by Bharat Sanchar Nigam Limited and Mahanagar Telephone Nigam Limited in Mumbai for the development of affordable housing under the Pradhan Mantri Awas Yojana, according to an official statement issued in the past week.
The decision was approved by Chief Minister Devendra Fadnavis during a meeting of the Maharashtra Housing Development Authority held at Sahyadri Guest House. The move is aimed at facilitating the development of housing stock in the affordable segment through the utilisation of publicly owned land within the city.
A total of 28.84 acres of reserved land will be acquired, comprising parcels located at Gorai, owned by BSNL, and at Shimpoli, owned by MTNL, both situated in Borivali. The acquisition will be undertaken at prevailing ready reckoner rates, with the total transaction value estimated at approximately INR 729 crore.
The proposed development is expected to deliver more than 1,000 housing units under the Pradhan Mantri Awas Yojana, which focuses on increasing the availability of affordable housing for urban households. The utilisation of these land parcels is intended to address land constraints in Mumbai, where availability of large contiguous plots for housing development remains limited.
The decision reflects a broader policy approach of unlocking underutilised land held by public sector entities for residential development, particularly in high-density urban areas. By converting such assets into housing projects, the state government aims to optimise land use while supporting its affordable housing targets.
The involvement of the Maharashtra Housing Development Authority in the approval process indicates that the project will be implemented within the framework of existing state housing policies and development mechanisms. Further details regarding project timelines, execution models and allocation processes for the housing units have not been disclosed.
The acquisition is expected to contribute to the expansion of affordable housing supply in Mumbai's western suburbs, where demand continues to remain strong due to population growth and limited availability of developable land.
