Arvind SmartSpaces Ltd has entered into a partnership with Sigma Oxford Realtors to jointly develop a residential high-rise project in Goregaon West, Mumbai, with an estimated revenue potential of INR 2,400 crore. The redevelopment project, located in Siddharth Nagar, will offer a total saleable carpet area of around 0.67 million sq ft. The collaboration marks a continued expansion of Arvind SmartSpaces in the Mumbai Metropolitan Region, where it already maintains a presence alongside its core markets in Gujarat and Pune. The project is structured as a joint redevelopment initiative, reflecting ongoing activity in urban renewal-led housing supply within established residential micro-markets of Mumbai.
Arvind SmartSpaces Ltd has partnered with Sigma Oxford Realtors to develop a residential high-rise project in Goregaon West, Mumbai, with an estimated top-line potential of around INR 2,400 crore, as disclosed in a regulatory filing in the past week.
The project will be undertaken as a redevelopment initiative in Siddharth Nagar, a residential locality within Goregaon West, and will be executed jointly by the two entities. The development is planned to deliver a total saleable carpet area of approximately 0.67 million sq ft, positioning it as a mid-to-large scale residential project within the western suburbs of Mumbai.
The company indicated that the partnership structure involves collaboration with Sigma Oxford Realtors for execution of the redevelopment project. While specific timelines and configuration details have not been disclosed, the project is expected to comprise high-rise residential towers, in line with prevailing development patterns in the Goregaon micro-market, where redevelopment-driven supply continues to shape new housing stock.
Goregaon West has witnessed sustained residential activity due to its connectivity to key commercial and infrastructure nodes, including the Western Express Highway, Link Road, and suburban rail network. The locality has also seen an increase in redevelopment-led projects, particularly in older housing clusters such as Siddharth Nagar, where land aggregation and redevelopment models are enabling higher-density residential construction.
Arvind SmartSpaces, which operates across multiple cities, has a total development footprint of approximately 111.4 million sq ft across India. The company has established a presence in Gujarat as its primary market, while also expanding its portfolio in the Mumbai Metropolitan Region and Pune through a mix of plotted developments, residential projects, and joint development agreements.
The latest partnership reflects the company's continued strategy of entering key urban markets through asset-light structures such as joint ventures and redevelopment collaborations. Mumbai, particularly its suburban markets, remains a focus area for such partnerships due to limited availability of large land parcels and the growing role of redevelopment in unlocking land value.
Sigma Oxford Realtors, which is partnering on the project, will contribute to the redevelopment execution within the defined scope. The joint development approach aligns with prevailing industry practices in Mumbai, where redevelopment projects often involve collaboration between land aggregators, developers, and local stakeholders.
The project adds to the pipeline of residential developments in Goregaon West, a location that continues to attract developer interest due to its established infrastructure, connectivity, and demand from mid- to upper-mid income homebuyers. As redevelopment activity progresses across Mumbai's suburban clusters, such partnerships are expected to remain a key mechanism for project execution in land-constrained markets.
