WeWork India leases over 7 lakh sq ft across southern cities to expand flexible workspace portfolio

WeWork India Management Ltd has secured more than 7 lakh sq ft of Grade A office space across Bengaluru, Hyderabad and Chennai as part of its ongoing expansion of flexible workspace offerings. The company has entered into five long-term lease agreements with multiple developers, including Embassy Office Parks and Phoenix Group Hyderabad, to establish five new centres, three of which will be located in Bengaluru. The planned facilities are expected to add approximately 12,000 desks to its portfolio, reflecting sustained demand from enterprises and high-growth firms for flexible office formats. The expansion strengthens the company's presence in southern markets and builds on its existing footprint of 73 centres covering 8.2 million sq ft across eight Indian cities as of December 2025.

WeWork India Management Ltd has leased more than 7 lakh sq ft of Grade A office space across Bengaluru, Hyderabad and Chennai, the company said in a regulatory filing on Monday, as it seeks to expand its flexible workspace portfolio in response to rising occupier demand.


The company has signed five long-term lease agreements with multiple property owners across the three cities in the past week. Of the planned centres, three will be located in Bengaluru, while the remaining two will be spread across Hyderabad and Chennai. The new facilities are expected to collectively add around 12,000 desks to WeWork India's operational capacity.

The office spaces have been taken on lease from developers including Embassy Office Parks, Madhu Ventures & Vista Spaces, Inspira Builders and Phoenix Group Hyderabad. The agreements cover large-scale assets positioned within established commercial districts in the three southern cities.

According to the company, the upcoming centres are being designed to cater to enterprises and high-growth firms seeking flexible workspace solutions with a focus on design and functionality. The expansion aligns with continued demand from corporates adopting hybrid working models and requiring scalable office infrastructure.

The addition of these centres will further strengthen WeWork India's presence in key southern office markets, particularly Bengaluru, which continues to account for a significant share of flexible workspace absorption in the country.

Since its inception, the company has built a presence across eight cities Chennai, New Delhi, Gurugram, Noida, Mumbai, Bengaluru, Pune and Hyderabad. As of December 2025, its portfolio comprised 73 operational centres spanning approximately 8.2 million sq ft.

The latest leasing activity reflects sustained expansion by flexible workspace operators amid evolving workplace strategies among occupiers, with southern cities continuing to attract a large share of such investments due to their established office ecosystems and strong occupier demand.
