Keturah has reported significant sales traction at its Keturah Resort development in Dubai, with four waterfront mansions and more than half of the apartments at the Ritz-Carlton Residences within the project already sold. The update, shared in the past week, highlights continued investor interest in wellness-oriented luxury real estate offerings in the emirate.


The project is located along Dubai Creek, adjacent to the Ras Al Khor Wildlife Sanctuary, and is being positioned as a fully wellness-certified residential and hospitality development. The gated community comprises 12 waterfront mansions, each spanning approximately 42,000 sq ft, along with eight residential buildings housing a total of 193 apartments. Of these, 110 units have already been secured by buyers.

In addition to residential components, the development includes a five-star boutique hotel under the Ritz-Carlton brand, a dedicated wellness centre and a private marina designed to accommodate yachts of up to 120 feet. The remaining mansions are priced in the range of AED 335 million to AED 363 million, with the developer indicating continued demand from high-net-worth buyers, including those seeking primary residences in Dubai.

The project is aligned with broader trends in the UAE's wellness economy, which has seen rapid expansion in recent years. Industry data indicates that the UAE currently ranks first globally in five-year wellness growth, supported by policy initiatives aimed at improving quality of life and promoting health-focused urban development. The country has also recorded strong performance across wellness real estate, spa services and personal care segments.

A senior executive of the developer indicated that the project reflects changing preferences among luxury property buyers, who are increasingly evaluating residential assets based on their impact on health, wellbeing and lifestyle quality. The official conveyed that demand is being driven by international capital flows, with buyers showing preference for freehold properties supported by established global hospitality brands.

The resort has been developed with certification from wellness-focused organisations, including a US-based real estate and technology firm specialising in healthy buildings and the International WELL Building Institute. The planning framework integrates wellness infrastructure with residential living, including spa facilities, fitness centres, yoga spaces and personalised healthcare services.

Residents will also have access to hospitality-led services such as concierge support, butler assistance and in-residence dining, reflecting the integration of branded residential and hotel-style living. The project further incorporates over 550 metres of waterfront promenade and approximately 80,000 sq m of landscaped green spaces.

The surrounding natural environment, including mangroves and bird habitats within the nearby sanctuary, forms part of the project's positioning, offering a nature-linked residential setting within the urban fabric of Dubai.

The progress at Keturah Resort reflects a broader shift in global luxury real estate markets, where wellness, environment and lifestyle integration are becoming central to project design and buyer decision-making.
