Visakhapatnam civic body crosses INR 620 crore in record property tax collection

The Greater Visakhapatnam Municipal Corporation recorded its highest-ever property and vacant land tax collection of around INR 620 crore in FY 2025-26, exceeding its target of INR 600 crore. The growth of about 22 per cent over the previous year was supported by new property assessments, revision of high-value properties, and improved recovery efforts. Incentives such as early payment rebates and interest waivers also boosted collections. Strong performance during key months and better administrative monitoring helped the civic body maintain steady revenue throughout the year.

The Greater Visakhapatnam Municipal Corporation (GVMC) has recorded a property and vacant land tax collection of around INR 620 crore for the financial year 2025-26, the highest in its history. This marks an increase of nearly 22 per cent compared to around INR 510 crore collected in the previous year. The civic body had set a target of INR 600 crore and managed to surpass it through sustained recovery efforts and better compliance.


The increase in collections was supported by expansion of the tax base and focused assessment of vacant land parcels. These measures together added nearly INR 110 crore over the previous year's collections. Monthly collections remained stable and higher across the year, with April and December showing stronger inflows compared to the same months last year, contributing significantly to the overall increase.

At the beginning of the financial year, GVMC carried out field-level inspections to identify unassessed properties and revise existing assessments. This exercise generated an additional demand of about INR 90 crore. A key contribution also came from revision of taxes on select industrial properties. In one case, the tax demand was increased from around INR 2 crore to nearly INR 20 crore, while another industrial unit contributed close to INR 30 crore. Reassessments were also carried out in developing areas such as Madhurawada, which added to the overall demand.

By the end of December, the civic body had already collected close to INR 410 crore, which was significantly higher than the collections during the same period last year. This gave a clear indication that the annual target would be achieved ahead of schedule.

Officials indicated that continuous monitoring and administrative measures played an important role in improving collections. Regular review meetings were conducted to track performance. An early payment rebate scheme helped bring in around INR 164 crore in April, encouraging taxpayers to clear dues at the start of the year. In addition, a 50 per cent waiver on interest for pending dues, introduced by the state government, led to improved collections towards the end of the financial year as more taxpayers cleared outstanding amounts.

To strengthen operations, the number of tax inspectors was increased to improve supervision across nearly six lakh assessed properties. Collection centres were also kept open on public holidays towards the closing months of the financial year to facilitate payments and maximise recovery.

This performance builds on the previous year's strong base and reflects a consistent improvement in property tax administration. The rise in collections highlights better enforcement, improved systems, and higher taxpayer participation across the city.
