The launch forms part of the company's ongoing expansion strategy in Hyderabad, a market it identifies as demonstrating sustained housing demand supported by infrastructure growth and economic activity.

Prestige Estates Projects Ltd has launched a new large-scale residential development in Hyderabad, with the project expected to generate revenues exceeding INR 9,500 crore, as part of its continued expansion in key urban markets. The project, named Prestige Golden Grove, is located in Tellapur and spans approximately 28.6 acres, marking a significant addition to the developer's residential portfolio in the city.


The development will comprise 5,120 housing units, with a total saleable area of 10.36 million sq ft. The project is positioned in the mid- to premium housing segment, with ticket sizes ranging from INR 1 crore to INR 3 crore, targeting a broad base of urban homebuyers. The scale of the project reflects the company's strategy of undertaking large-format developments in growth corridors with established and emerging demand.

According to the company, Hyderabad continues to remain a key market within its national portfolio, supported by consistent demand for residential properties and ongoing infrastructure improvements. The city's economic base, driven by sectors such as information technology and services, has contributed to steady housing demand across multiple price segments.

Chairman and Managing Director Irfan Razack indicated that the developer has built a strong presence in Hyderabad over the years and continues to focus on disciplined project execution and delivery standards across its developments. The company has emphasised lifecycle management of projects, including planning, construction and delivery, as part of its operational strategy.

The launch of Prestige Golden Grove adds to the developer's ongoing pipeline of projects across India. As of the end of 2025, the group had completed 313 projects covering 206 million sq ft of developed area. In addition, it has an active pipeline of 128 projects spanning approximately 195 million sq ft, indicating continued expansion across residential, commercial and mixed-use segments.

Hyderabad has emerged as one of the key residential markets in recent years, with developers increasing their presence through large integrated townships and high-density housing projects. The Tellapur micro-market, in particular, has seen increased development activity due to its proximity to IT hubs and improving connectivity infrastructure.
