Indian Hotels Company Ltd (IHCL) has announced the signing of a 300-key greenfield Gateway Hotel and Convention Centre in Kanamangala, near Kempegowda International Airport, Bengaluru. The project is being developed in partnership with the Hombale Group and is positioned to cater to rising demand from corporate and MICE segments in north Bengaluru. The location has seen increased development activity due to airport-led growth and infrastructure expansion. With this addition, IHCL's portfolio in Bengaluru will expand to 20 hotels, including 11 under development. The signing reflects continued hospitality sector interest in airport-driven micro-markets within the city's northern corridor.
Indian Hotels Company Ltd (IHCL) has signed a new hospitality project comprising a 300-key Gateway Hotel and Convention Centre in Kanamangala, near Kempegowda International Airport in Bengaluru, as part of its expansion strategy in emerging urban corridors.
The project, announced in the past week, will be developed as a greenfield asset in partnership with the Hombale Group. The development is intended to cater to corporate travellers and the meetings, incentives, conferences, and exhibitions (MICE) segment, which has seen increasing demand in north Bengaluru due to ongoing infrastructure and commercial growth.
According to company officials, the decision to expand in this micro-market aligns with IHCL's strategy of building scale in high-growth corridors. North Bengaluru has witnessed significant development activity in recent years, supported by the expansion of airport infrastructure, improved road connectivity, and the emergence of commercial and logistics hubs in the surrounding areas.
The planned hotel and convention centre will add to the company's presence in Bengaluru, where IHCL currently operates and develops multiple hospitality assets across segments. With the inclusion of the Kanamangala project, the company's portfolio in the city will increase to 20 hotels, of which 11 are currently under development.
Officials indicated that the project is expected to address growing demand from business travellers and event-based occupancy, particularly in locations with proximity to the airport and major transport corridors. The integration of a convention centre alongside the hotel is aimed at supporting large-format corporate events and exhibitions, reflecting evolving requirements within the hospitality sector.
The partnership with the Hombale Group represents a collaboration between a hospitality operator and a regional developer, with a focus on leveraging local development capabilities alongside brand-led hotel management. Such partnerships have become a common model in the hospitality sector, particularly in greenfield developments in emerging micro-markets.
North Bengaluru has increasingly attracted investment across real estate segments, including office, residential, and hospitality developments, driven by its connectivity to the airport and availability of land parcels. The concentration of infrastructure projects in the corridor has supported its positioning as a growth zone within the city.
The addition of the Gateway-branded project indicates continued expansion by organised hospitality players in Bengaluru, where demand from corporate travel and event-based segments remains a key driver for new hotel developments, particularly in areas linked to transport infrastructure and business activity.
