Hero Realty, the real estate arm of Hero Enterprise, has acquired an 18,215 sq m land parcel in Sector MU, Greater Noida, for INR 218 crore through an auction conducted by the Greater Noida Industrial Development Authority (GNIDA). The acquisition marks the company's entry into the Greater Noida market and will be used for a residential development. The transaction value is more than double the reserve price of INR 97 crore. The site benefits from proximity to the Noida Greater Noida Expressway, FNG Expressway, and the recently inaugurated Noida International Airport at Jewar. The move aligns with the developer's ongoing expansion across the National Capital Region, where it is focusing on premium housing and plotted developments.
Hero Realty, the real estate arm of Hero Enterprise, has acquired a land parcel measuring 18,215 sq m in Sector MU, Greater Noida, for INR 218 crore through a recent auction conducted by the Greater Noida Industrial Development Authority (GNIDA), marking its entry into the micro-market for residential development.
The acquisition, completed in the past week, was secured at a price more than double the reserve value of INR 97 crore, reflecting competitive bidding for land parcels in the region. The company intends to develop a residential project on the site, expanding its presence within the National Capital Region (NCR).
Located in Sector MU, the parcel is positioned along a 60-metre-wide road and offers connectivity to key infrastructure corridors, including the Noida Greater Noida Expressway and the FNG Expressway. The site also lies in proximity to the recently operational Noida International Airport at Jewar, which has strengthened connectivity across the region. Supporting infrastructure such as schools, hospitals, and commercial hubs is already established in surrounding areas, making the location suitable for residential development.
The acquisition is the developer's first project in Greater Noida and forms part of its broader strategy to expand across high-growth urban centres in North India. Company officials indicated that the timing of the acquisition aligns with ongoing infrastructure development in the region, particularly around the airport corridor, which has seen increased developer interest in recent months.
Hero Realty has been scaling its residential portfolio across NCR through a mix of group housing and plotted developments. In Gurugram, the company recently launched an ultra-luxury residential project, while it has also introduced plotted developments under its dedicated vertical across multiple cities. The Greater Noida acquisition adds to this pipeline, which currently spans over 6 million sq ft across key northern markets.
The location's connectivity is expected to be further supported by planned metro corridors and improved road infrastructure, which have been under development in the region. Sector MU's integration with existing and upcoming infrastructure networks has contributed to its positioning as a residential destination within the broader NCR landscape.
The transaction highlights continued developer interest in land acquisition in Greater Noida, particularly in areas linked to large-scale infrastructure projects. With the operationalisation of the airport and ongoing expansion of transport corridors, land parcels in adjacent sectors have witnessed increased participation from organised developers seeking to build residential inventory in emerging urban clusters.
