BHIVE Workspace has leased approximately 1.4 lakh sq ft of office space at Phoenix Asia Towers in Hebbal, marking its entry into north Bengaluru's commercial real estate market. The facility, with a seating capacity of over 2,600 professionals, will offer a mix of co-working, managed offices, and enterprise suites. The transaction is part of the company's broader expansion strategy, which includes adding nearly 1 million sq ft of capacity in 2026 with an investment of around INR 250-300 crore. The deal also represents BHIVE's first collaboration with The Phoenix Mills Limited and reflects growing demand for large-format flexible workspaces in emerging business districts of Bengaluru.
BHIVE Workspace has leased around 1.4 lakh sq ft of office space at Phoenix Asia Towers in Hebbal, north Bengaluru, in the past week, marking its entry into the city's northern commercial corridor as part of its ongoing expansion in the managed workspace segment.
The newly leased facility is designed to accommodate more than 2,600 professionals and will offer a range of workspace formats, including co-working desks, private cabins, customisable managed offices, and enterprise suites. The development is located within Phoenix Asia Towers, a commercial complex positioned adjacent to a large retail and mixed-use ecosystem in Hebbal.
This transaction also marks BHIVE's first partnership with The Phoenix Mills Limited, the developer of the project. The workspace will operate under the company's premium Platinum Plus category, which focuses on large-format campuses with integrated amenities and enterprise-grade infrastructure.
The lease forms part of BHIVE's broader capacity expansion plan for 2026, under which the company intends to add approximately 1 million sq ft of new workspace inventory across key urban markets. The expansion programme involves an estimated investment of INR 250-300 crore, with north Bengaluru identified as a priority micro-market due to its evolving office demand and connectivity advantages.
Company officials indicated that the expansion aligns with increasing demand from enterprises for large, campus-style work environments that integrate office, lifestyle, and community functions. The Hebbal location, in particular, has emerged as a preferred business district due to its proximity to the airport corridor and established residential catchments.
The Phoenix Asia Towers development includes shared infrastructure such as event spaces, meeting areas, retail outlets, and leisure amenities, creating a mixed-use office environment aimed at supporting corporate occupiers and flexible workspace operators. The integration of such facilities is consistent with evolving occupier preferences for amenity-rich office campuses.
BHIVE currently operates multiple centres across Bengaluru and Mumbai, with a growing focus on scaling its campus-led model. The company's portfolio is structured around large-format developments that cater to enterprise clients, a segment that has seen increased adoption of flexible leasing formats in recent years.
The latest lease transaction reflects continued activity in Bengaluru's office market, where flexible workspace providers are securing sizeable footprints in institutional-grade developments. North Bengaluru, in particular, has witnessed increasing leasing interest as infrastructure upgrades and commercial developments expand beyond established office corridors, contributing to the decentralisation of the city's commercial real estate landscape.
