The Uttar Pradesh Housing Board is offering a discount of up to 15 % on residential plots and flats in its Siddharth Vihar township in Ghaziabad. Buyers paying within 60 days of booking are eligible for the full discount, while those paying within 61-90 days can claim 10 %. The township, spread over 635 acres and around 30% developed, is strategically located along the Delhi-Meerut Expressway with rapid rail and metro access. Plot rates vary depending on orientation, proximity to parks, or wider roads, reflecting a structured pricing system.
The Uttar Pradesh Housing Board has introduced a rebate scheme on residential plots and flats in its Siddharth Vihar township, aimed at encouraging bookings this month. Under the scheme, buyers who complete payments within 60 days of booking can avail of a 15% discount, while payments made within 61-90 days are eligible for a 10% discount. This scheme is part of the board's ongoing efforts to make housing more accessible and structured for prospective buyers.
Siddharth Vihar spans more than 635 acres, of which around 30% has been developed. The township is located along the Delhi-Meerut Expressway, approximately a five minute drive from both the Ghaziabad rapid rail station and the Shaheed Sthal metro station, providing good connectivity to Delhi and surrounding areas. Its proximity to major transport corridors has historically attracted both homebuyers and investors.
The board had previously revised plot rates by roughly INR 6,180 per square metre, bringing the price of a standard 100 sqm plot to around INR 65 lakh. The current rebate is structured to reward timely payments, making it a financially attractive option for interested buyers.
Under the scheme, 56 plots in the 72 sqm category are priced between INR 93 lakh and INR 1 crore, while 101 plots in the 112 sqm category range from INR 1.5 crore to INR 1.6 crore. Prices vary based on location within the township, with premium charges applied for plots that are park-facing, adjacent to green belts, or situated along 18 metre wide roads, reflecting the township's planned layout and hierarchy.
Siddharth Vihar has been a focus of residential growth due to its affordability compared with central NCR locations and its connectivity to key transport corridors. The board has periodically updated circle rates across township areas, including Siddharth Vihar and Vasundhara, to reflect rising demand and infrastructure improvements. This structured approach to pricing and periodic rate adjustments helps maintain transparency for buyers.
The current rebate scheme allows buyers to take advantage of structured discounts while considering the township's ongoing development and connectivity. With clear guidelines on pricing and payments, the offer is aimed at encouraging timely investment while providing flexibility for different buyer budgets and preferences.
