Actress Nayanthara and her husband Vignesh Shivan have acquired a luxury duplex in Chennai's prestigious Poes Garden for INR 31.5 crore, according to property registration records. The apartment, located in the Legacy project, spans 14,369 sq ft across the fourth and fifth floors, with an additional 5,308 sq ft undivided land share. It includes eight covered parking slots. Nayanthara holds a 90% ownership stake, while Vignesh Shivan owns the remaining 10%. The property was purchased from Landmark Metro Projects at INR 21,946 per sq ft, with a registered market value of INR 40 crore and a stamp duty of INR 2.8 crore.
This purchase follows the couple's personal and professional growth, having married in 2022 and welcomed twins. Nayanthara already owns properties in Hyderabad's Banjara Hills, a heritage bungalow in Alwarpet, Chennai, and an ancestral residence in Kerala. Poes Garden is one of India's most exclusive residential areas, home to numerous film stars, politicians, and business leaders. The locality includes notable residents such as Rajinikanth, Dhanush, Santhanam, Vijay Sethupathi, and Sathyaraj. With apartments and expansive bungalows frequently selling for crores, Poes Garden maintains high demand among high-net-worth buyers, keeping property values elevated.
As of late 2025, Poes Garden properties averaged INR 21,752 per sq ft, with starting rates at INR 17,138 per sq ft and top-end listings reaching INR 25,559 per sq ft. Independent houses are priced higher, with large bungalows valued up to INR 140 crore for plots around 30,000 sq ft. Analysts note that limited land availability and the enclave's exclusivity continue to attract high-profile buyers, including film personalities, reinforcing the area's position as Chennai's prime residential address.
