Embassy Office Parks REIT has raised INR 1,400 crore through the issuance of non-convertible debentures (NCDs), continuing its strategy of securing long-term capital from institutional investors. The 10-year debt instrument was priced at a fixed coupon of 7.49% and was fully subscribed by one of India's largest life insurance companies. According to the company, the transaction forms part of its broader effort to extend the average maturity profile of its debt while market conditions remain favourable. This marks the REIT's second 10-year debt issuance during the current financial year. Embassy REIT manages a portfolio of more than 50 million sq ft of office assets across key markets including Bengaluru, Mumbai, Pune, Chennai and the National Capital Region.

In a regulatory filing, the company stated that the debentures were issued with a 10-year tenure and priced at a fixed coupon rate of 7.49%. The entire issuance was subscribed by one of India's largest life insurance companies, reflecting continued institutional appetite for high-quality income-generating commercial real estate assets.
The fundraising is part of the REIT's broader capital management strategy aimed at lengthening the average duration of its debt stack while taking advantage of favourable financing conditions in the market.
Embassy Office Parks REIT Chief Executive Officer Amit Shetty stated that the latest transaction aligns with the trust's strategy of securing long-tenure funding at competitive interest rates. He added that the issuance represents the REIT's second 10-year debt raise during the current financial year, highlighting its ability to consistently access long-term capital markets.
Real estate investment trusts in India have increasingly turned to bond markets and institutional investors to raise debt, allowing them to refinance existing obligations, optimise capital structures, and fund asset-level investments.
Embassy REIT is one of India's largest office REIT platforms and owns and operates a commercial office portfolio exceeding 50 million sq ft. Its assets are spread across major office markets including Bengaluru, Mumbai, Pune, Chennai and the National Capital Region (NCR), housing several multinational tenants across technology, financial services and professional services sectors.
The latest fundraising underscores the continued availability of institutional capital for stabilised office assets managed through listed REIT platforms.
