Shapoorji Pallonji Real Estate has expanded its luxury residential portfolio in Pune with the launch of The Vastion, an exclusive, low-density development at Hadapsar Annexe. Announced in the past week, the project comprises 25 luxury residences, including 13 independent villas and 12 villaments, and is positioned within Pune's premium housing segment.
The development has been planned as a nature-integrated enclave set within a mature mango orchard, with existing trees retained as a core element of the master plan. According to the developer, select villas incorporate these fully grown trees within private garden spaces, aligning the project with a biophilic design approach. The residences feature double-height living areas that open into private central gardens, aimed at enhancing daylight, ventilation and the transition between indoor and outdoor spaces.
Each 4.5 BHK villa at The Vastion offers a total usable area of 5,628 sq ft, significantly larger than conventional luxury apartment formats in the city. The villaments are designed as a hybrid housing typology, combining the privacy of a villa with the structural efficiencies of an apartment. These 4 BHK villaments, with usable areas ranging from 3,463 sq ft to 3,812 sq ft, are offered with either private gardens at lower levels or terraces on upper floors, catering to different lifestyle preferences while maintaining a low-density character.
Sumit Sapru, Chief Executive Officer of Shapoorji Pallonji Real Estate, said the project reflected the company's approach to luxury housing, where scale, privacy and integration with nature were central considerations. He added that contemporary buyers were increasingly seeking exclusivity and a stronger connection with their surroundings, and that The Vastion was planned to address these expectations within a limited-inventory format.
Pricing for the project starts at INR 4.70 crore for villaments and INR 6.61 crore for villas, positioning it firmly within Pune's high-end residential market. The developer indicated that the boutique scale of the project was likely to appeal to affluent buyers focused on privacy, differentiated design and long-term value.
Strategically located, The Vastion offers connectivity to Hadapsar, Magarpatta IT Park, Amanora Park and SP Infocity, along with access to educational institutions, healthcare facilities and retail hubs.
