WeWork India has entered into a managed office agreement with TMUS India for a large workspace in Hyderabad, with the total deal value estimated at around INR 475 crore, according to details shared in the past week.


The project will be developed within the Phoenix H10 commercial complex and spans approximately 2.5 lakh sq ft, distributed across five floors. The workspace is designed to accommodate around 1,500 workstations and will be delivered as a fully managed office solution. Under the agreement, WeWork India will oversee design, execution, and operational management of the facility.

The contract is structured over a five-year tenure, with a committed lock-in period forming a significant portion of the agreement. The facility is expected to be operational by mid-2026, aligning with the occupier's expansion plans in the region.

The transaction reflects the growing adoption of managed office models among large enterprises, particularly global capability centres (GCCs), which are increasingly seeking flexibility in workspace planning. Such arrangements allow companies to scale operations while outsourcing infrastructure management to specialised providers.

Hyderabad has emerged as a preferred destination for such large-scale office transactions, supported by its established technology ecosystem, availability of Grade A office space, and competitive cost structures.
