KG Builders has launched two plotted residential projects KG Fields of Fortune in Kuthambakkam and KG Kingdom of Prosperity in Valarpuram near Thandalam as part of a 120-acre development portfolio in western Chennai. The projects carry an estimated Gross Development Value of around INR 400 crore and are located along the Valarpuram Thirumazhisai corridor, which is witnessing increased residential interest due to infrastructure developments such as the Chennai Metro Phase II extension, Chennai Bengaluru Expressway, Kuthambakkam Bus Terminus, and the proposed Parandur airport. The launch follows strong demand in the micro-market, with the developer's earlier project in Valarpuram fully sold out. The developments are aimed at both end-users and investors seeking plotted housing in emerging suburban locations supported by improving connectivity and relatively lower land costs.
KG Builders has announced the launch of two plotted residential developments KG Fields of Fortune in Kuthambakkam and KG Kingdom of Prosperity in Valarpuram near Thandalam covering a total of 120 acres in western Chennai, with an estimated Gross Development Value of approximately INR 400 crore, as part of its expansion in emerging suburban residential corridors.
The projects are located along the Valarpuram Thirumazhisai stretch, a corridor that has been witnessing increasing real estate activity due to the convergence of multiple infrastructure developments. These include the Poonamallee Metro extension under Chennai Metro Phase II, the Chennai Bengaluru Expressway, the upcoming Kuthambakkam Bus Terminus, and the proposed greenfield airport at Parandur. These projects are expected to improve regional connectivity and influence residential demand in the surrounding areas.
KG Fields of Fortune, located in Kuthambakkam, is being developed as a planned plotted community with internal roads, landscaped areas, and supporting infrastructure for residential construction. The project is expected to benefit from its proximity to the upcoming Kuthambakkam Bus Terminus and the proposed Thirumazhisai Satellite Township, both of which are likely to support future housing demand.
The second development, KG Kingdom of Prosperity, is situated in Valarpuram along the Chennai-Bengaluru Highway corridor. The project is positioned near industrial zones, educational institutions, and transport infrastructure, and is intended to cater to both individual homebuilders and investors seeking exposure to land assets in a developing micro-market.
The developer has previously delivered a plotted project in the same region KG Kingdom of Joy in Valarpuram which has been fully sold. The company indicated that the response to the earlier project has informed its strategy to scale up plotted developments in locations supported by infrastructure expansion.
According to the developer's management, the western Chennai corridor is undergoing a shift driven by simultaneous infrastructure investments, which are expected to influence residential development patterns. The company noted that similar infrastructure-led expansion has previously been observed in corridors such as Old Mahabalipuram Road and GST Road.
Plotted developments in western Chennai are gaining traction due to relatively lower land prices compared to established parts of the city, along with improving access to employment hubs and industrial clusters. This has attracted interest from both end-users planning self-constructed homes and investors assessing long-term appreciation potential.
KG Builders, with over four decades of presence in Tamil Nadu's real estate market, continues to expand its plotted development portfolio across emerging locations. The company stated that its projects are being developed with a focus on clear land titles, planned layouts, and regulatory compliance.
With these additions, the developer is strengthening its presence in western Chennai, where infrastructure-led growth is contributing to increased demand for plotted residential developments.
