Stoneweg Europe Stapled Trust has acquired a freehold temperature-controlled logistics facility in the Netherlands for EUR 35 million through its manager, Stoneweg EREIT Management. The acquisition strengthens the trusts logistics and cold-chain portfolio in Europe, where demand for specialised storage linked to food, pharmaceuticals and e-commerce continues to grow. Temperature-controlled logistics assets are considered a resilient segment due to stable tenant demand and long-term lease structures. The deal forms part of the trusts broader strategy to expand its European logistics platform and enhance income-generating assets within its portfolio.
Stoneweg Europe Stapled Trust has expanded its European logistics portfolio with the acquisition of a freehold temperature-controlled logistics asset in the Netherlands for EUR 35 million. The transaction was completed through its manager, Stoneweg EREIT Management.
The asset is a temperature-controlled logistics facility, a specialised segment within the logistics market that supports the storage and distribution of products requiring controlled environments. Such facilities are commonly used for food products, pharmaceuticals and other temperature-sensitive goods.
According to the company's disclosure, the property is a freehold asset, giving the trust full ownership of the land and building. Freehold logistics assets are generally considered attractive investments in Europe as they offer long-term value and operational flexibility compared to leasehold properties.
The acquisition adds to Stoneweg Europe Stapled Trust's existing logistics portfolio across key European markets. Logistics properties have gained importance in recent years due to rising demand driven by e-commerce, cross-border trade and the expansion of supply chains across the region.
Temperature-controlled facilities in particular have seen increasing investor interest because they support industries such as food distribution, pharmaceuticals and healthcare, which require strict storage conditions. The segment typically benefits from stable demand and long-term tenant relationships.
The Netherlands is widely considered a strategic logistics hub in Europe due to its strong transport infrastructure, proximity to major consumer markets and access to key ports such as Rotterdam. These factors have supported consistent demand for logistics space, including specialised facilities such as cold storage and temperature-controlled warehouses.
Real estate investment trusts and institutional investors have been actively acquiring logistics assets across Europe in recent years as supply chain infrastructure becomes an important component of modern commerce. The growth of online retail and the need for efficient distribution networks have further strengthened the logistics real estate sector.
With this acquisition, Stoneweg Europe Stapled Trust continues to focus on expanding its income-generating asset base within Europe's logistics sector.
