Bengaluru-based real estate developer Brigade Enterprises Ltd has announced its entry into the industrial real estate segment with the launch of a 25-acre industrial park in Devanahalli, North Bengaluru. The proposed development, titled Brigade Industrial Park, will offer around 2 million square feet of leasable space aimed at high-growth sectors such as aerospace and defence, IT and IT-enabled services, and data centres. The company did not disclose the investment required for the project. In a separate development, the company's managed workspace subsidiary BuzzWorks has leased 550 office seats to Dublin-based regulatory technology firm MyComplianceOffice in Hyderabad, taking BuzzWorks total leased office footprint in the city to approximately 1.1 lakh square feet. Brigade Enterprises continues to expand its presence across multiple real estate segments including residential, commercial and hospitality projects.

Brigade Enterprises Ltd has announced its entry into the industrial real estate segment with plans to develop a 25-acre industrial park in Devanahalli, located in North Bengaluru, as part of its strategy to cater to rising demand for industrial and logistics infrastructure in the region.


The Bengaluru-based real estate developer disclosed in a regulatory filing that the project, named Brigade Industrial Park, will provide approximately 2 million square feet of leasable industrial space. The development is expected to serve sectors experiencing strong growth in the region, including aerospace and defence manufacturing, information technology and IT-enabled services, as well as data centre operations.

The company did not disclose the total investment required to develop the industrial park.

The Devanahalli region has emerged as an important industrial and infrastructure corridor in North Bengaluru due to its proximity to Kempegowda International Airport and ongoing development of aerospace, logistics and technology clusters. Industrial developments in the area have been gaining attention from developers and occupiers seeking large land parcels and improved connectivity.

With the launch of Brigade Industrial Park, the company is expanding beyond its established presence in residential, office, retail and hospitality real estate into the industrial and logistics asset class.

In a separate regulatory filing, Brigade Enterprises also disclosed a leasing transaction involving its managed workspace subsidiary BuzzWorks. The flexible office provider has leased 550 seats to MyComplianceOffice (MCO), a Dublin-headquartered regulatory technology and compliance technology company, at its Hyderabad facility.

Following this transaction, BuzzWorks total leased office footprint in Hyderabad has reached approximately 1.1 lakh square feet. The managed office brand provides serviced and flexible workspace solutions to corporate occupiers across several Indian cities.

Brigade Enterprises was established in 1986 and has grown into one of India's major property developers with a portfolio spanning multiple asset classes. The company develops residential, commercial and hospitality projects and has delivered developments across several cities.

Its project portfolio includes developments in Bengaluru, Chennai, Hyderabad, Mysuru, Kochi, Thiruvananthapuram and the Gujarat International Finance Tec-City (GIFT City). Over the years, Brigade has also developed office parks, shopping centres and hotels alongside its residential projects.

The launch of the industrial park in Devanahalli reflects the developer's expansion into emerging real estate segments linked to manufacturing growth, technology infrastructure and logistics demand in major metropolitan regions. Industrial real estate, particularly in proximity to airports and logistics corridors, has seen growing interest from occupiers associated with advanced manufacturing, data infrastructure and technology services.
