Managed workspace provider COWRKS, part of Brookfield Properties, has leased 80,000 square feet of office space in Bellandur, Bengaluru to fintech company Cashfree Payments for its new corporate headquarters. The facility will accommodate around 800 desks within the managed office environment. The transaction adds to COWRKS expanding portfolio of flexible office spaces across major Indian cities. The company currently operates 45 centres across eight cities, with a total leasable area exceeding 2.1 million square feet and more than 26,500 desks under management. The leasing comes amid sustained demand for Grade-A office spaces and flexible work environments, particularly from technology companies and global firms establishing global capability centres across India's leading office markets.

Managed workspace provider COWRKS has leased 80,000 square feet of office space in Bellandur, Bengaluru to fintech firm Cashfree Payments, which will establish its new corporate headquarters at the location. The transaction was disclosed by COWRKS in a company statement.


The Bengaluru facility will accommodate approximately 800 desks within a managed workspace environment. COWRKS, which operates as part of Brookfield Properties, provides flexible and managed office solutions designed for companies seeking ready-to-occupy office infrastructure supported by workspace management services.

The Bellandur location forms part of Bengaluru's eastern office corridor, which has developed into one of the city's major technology and commercial districts. The area hosts numerous technology firms, startups and global capability centres, contributing to strong demand for Grade-A office infrastructure and managed workspace solutions.

Mattew Parambil, Vice President and National Head Revenue at COWRKS, stated that the company focuses on designing, building and operating integrated workspace environments supported by Brookfield Properties commercial real estate infrastructure. He indicated that such developments aim to create workspaces that support collaboration and operational efficiency for corporate teams.

The lease transaction adds to COWRKS existing footprint across India. The company currently operates 45 managed workspace centres across eight major cities. Its portfolio comprises more than 2.1 million square feet of leasable office space and accommodates over 26,500 desks.

Flexible and managed office space providers have expanded their presence in India's major commercial real estate markets in recent years, as companies increasingly seek flexible workspace arrangements that allow scalability and operational efficiency without long-term real estate commitments.

COWRKS has been active in securing large leasing transactions across several cities. In a recent deal, the company leased approximately 2.72 lakh square feet of office space in Mumbai to global financial services firm JP Morgan. The transaction involved a starting monthly rental payment of around INR 9.23 crore.

The leasing activity is taking place against a backdrop of strong demand in India's office market. Industry data indicates that office leasing activity across the country's leading commercial real estate markets reached record levels during the 2025 calendar year.

Foreign companies establishing Global Capability Centres (GCCs) in India have been a key driver of this demand. These centres provide technology development, research, operations and support services for multinational corporations.

The growth in GCC investments has contributed significantly to office space absorption across the country's seven major commercial markets, which include Bengaluru, Delhi-NCR, Mumbai, Hyderabad, Pune, Chennai and Kolkata. Bengaluru continues to remain one of the most active office leasing markets due to its large technology workforce and established technology ecosystem.
