Smartworld Developers has awarded a construction contract worth INR 1,000 crore for its branded luxury project, Trump Residences Gurgaon, marking the start of structural construction at the site. The development, located on a 11.7-acre parcel in Sector 69, Gurugram, will comprise two 51-storey residential towers housing 298 ultra-premium apartments with a total built-up area exceeding 1.2 million sq ft. The company said excavation at the site has been completed and an initial INR 300 crore tender has already been issued as part of the phased construction plan. The project recorded strong initial sales, with the developer reporting bookings worth approximately INR 3,250 crore following the launch. Trump Residences Gurgaon is the second Trump-branded residential project in the city after Trump Towers Gurugram and forms part of Smartworld Developers expansion in the branded ultra-luxury housing segment.

The project is being developed on an 11.7-acre site in Sector 69, Gurugram, and will comprise two residential towers rising 51 storeys. The development will include 298 ultra-premium residences and has a total built-up area exceeding 1.2 million sq ft, according to the company.
Smartworld Developers stated that structural construction has commenced following the completion of excavation at the site. As part of the project's phased construction strategy, the company has already released an initial tender worth around INR 300 crore to support early-stage construction activities.
The residential development is positioned within the branded luxury housing segment and will feature design elements such as an all-glass faade, floor-to-ceiling windows and private elevators. Certain residences within the towers will also include double-height living areas.
Trump Residences Gurgaon is the second Trump-branded residential project in the city after Trump Towers Gurugram. The earlier development has been operational for several years and has recorded significant capital value growth in the city's premium housing segment.
According to the developer, prices at the newly launched project have increased from approximately INR 25,000 per sq ft at launch to around INR 32,000 per sq ft within six months of introduction. The company said the project also recorded strong demand at launch, with bookings worth approximately INR 3,250 crore reported on the first day of sales.
The residences will include hospitality and facility management services to be provided by Roseate Hotels & Resorts, according to the developer. The branded residence model combines residential ownership with hospitality-led amenities and services typically associated with luxury hotel developments.
Smartworld Developers indicated that Trump Residences Gurgaon represents the company's seventh real estate development and its entry into the ultra-luxury branded residences segment. The company has previously developed and launched projects such as Smartworld Orchard, Smartworld Gems and Smartworld Orchard Street, while additional developments are currently underway across Gurugram.
Beyond Gurugram, the developer recently entered the Noida residential market with the launch of a branded residential project associated with global fashion house Elie Saab. The development is spread across approximately six acres and will include around 200 three- and four-bedroom residences.
The company stated that it recorded sales of approximately INR 6,400 crore during FY2024-25, representing a year-on-year increase of about 60%. Since its inception, Smartworld Developers has committed around INR 10,000 crore towards project development, with construction contracts worth approximately INR 5,000 crore already awarded.
The developer said it currently maintains a strong project pipeline across Gurugram, including developments along Golf Course Road Extension and Dwarka Expressway, as it continues to expand its presence in the premium and luxury residential segments in the National Capital Region.
