Synopsis

The Leela Palaces, Hotels and Resorts is undertaking a major transformation of the iconic Centaur Lake View Hotel in Srinagar, committing around INR 300 crore to redevelop and reposition the property as a luxury destination. The historic hotel, located on the banks of Dal Lake and previously operated under the Centaur brand, will be reimagined as a high-end Leela property with upgraded facilities and redesigned rooms, targeting a premium hospitality segment. The redevelopment involves reducing room count from about 220 to approximately 170 larger, luxury rooms, while enhancing guest experiences and amenities. The deal, structured on a long-term lease basis, represents one of the most significant hospitality sector investments in the Valley in recent years and reflects growing investor confidence in luxury tourism potential in the region. The hotel is expected to reopen by late next year.

The Leela Palaces, Hotels and Resorts is breathing new life into a landmark hospitality asset in Kashmir with the revival of the Centaur Lake View Hotel in Srinagar, marking one of the largest recent investments in the region's luxury tourism segment. The hotel, which sits on the scenic banks of Dal Lake and has been a prominent hospitality destination for decades, will be redeveloped under the Leela banner with an estimated investment of around INR 300 crore.

The Centaur Srinagar property, historically one of the few remaining hotels under the Centaur brand operated by Hotel Corporation of India, has avoided the decline witnessed by other legacy assets and is being repositioned to meet evolving demand in the premium hospitality market. Located adjacent to the Sher-e-Kashmir International Convention Centre, the hotel is being handed over to The Leela Palaces on a long-term lease, signalling a strategic commitment to luxury hospitality development in the Valley.

Under the redevelopment plan, the existing 220-room hotel will be redesigned and expanded into a luxury property with approximately 170 larger rooms, enhanced facilities and elevated service standards consistent with The Leela's brand positioning. Plans also include introducing Leela-branded houseboats on Dal Lake a distinctive offering intended to enrich guest experiences and set new benchmarks for luxury tourism in the region.

Industry observers see the project as a turning point for Srinagar's hospitality landscape, underscoring renewed investor confidence in the destination's long-term tourism potential. With tourism footfalls in the region showing resilience in recent years, the entry of a globally recognised luxury brand is expected to attract higher-spending leisure and business travellers, while supporting broader efforts to diversify the regional tourism economy.

The hotel is expected to reopen by the end of next year, following completion of redesign and upgrade works. The phased redevelopment reflects a growing trend among premium hospitality brands to expand into emerging destinations with strong experiential appeal. As The Leela rolls out its repositioned Srinagar property, the project is poised to become a flagship luxury address in the Valley, blending heritage appeal with contemporary hospitality standards.
