The space released includes about 1.12 lakh sq ft at Prestige RMZ Startech in Koramangala and roughly 60,000 sq ft at Infozone in Electronic City, where Ola runs a battery innovation centre. Sources said the move is part of internal consolidation and cost optimisation rather than an indication of weakness in Bengaluru's office market, which continues to attract demand from global consulting and capability centres. Ola continues to retain a significant office footprint in the city, including renewed leases for its core operations area, even as automation has reduced the need for larger call-centre and administrative workspaces.

Ola has surrendered more than 1.7 lakh sq ft of office space in Bengaluru as it recalibrates operations and accelerates the use of artificial intelligence and automation across its business, according to sources familiar with the matter. The decision forms part of a broader cost-cutting and workspace optimisation strategy implemented over the past year.


The relinquished office space includes approximately 1.12 lakh sq ft across the seventh and eighth floors of the Prestige-RMZ Startech complex in Koramangala, which had been leased in 2023 at a monthly rent reportedly around INR 1.4 crore. In addition, Ola released nearly 60,000 sq ft of leased space at Infozone in Electronic City, where it operates a battery innovation centre.

Industry sources said the shift has been driven by the wider implementation of AI and automated systems that have replaced several manual processes, particularly in areas such as customer support operations, reducing the requirement for extensive call-centre infrastructure. As a result, parts of the previously leased office space have become redundant. The move is being viewed as part of internal consolidation rather than a market-led exit, with premium office space in Bengaluru still attracting strong interest from multinational corporations, global capability centres and consulting firms.

Despite the space surrender, Ola continues to maintain a substantial presence in Bengaluru. The company occupies an estimated 4.27 lakh sq ft at Prestige Startech, which houses its corporate headquarters and operational offices linked to Ola Electric and related business divisions. The lease for this space was renewed recently for a further five years, extending until October 2030, underscoring the city's ongoing importance to the firm's operations.

Commercial real estate analysts noted that Bengaluru remains India's largest office market, with robust leasing activity driven by technology, financial and professional service sectors. While individual occupiers recalibrate their real estate needs in response to automation, hybrid working models and shifting business priorities, demand for quality office space in the city's key corridors has remained resilient.

The release of office space by Ola reflects broader trends within corporate real estate, where companies are re-assessing their physical footprints and aligning them with evolving operational models, cost structures and workforce strategies. Analysts said such adjustments are likely to continue as automation and digital transformation reshape traditional office usage patterns.
