Shapoorji Pallonji Housing has announced Shapoorji Pallonji One Estate, a premium row house project within the 30-acre Joyville Howrah township near Santragachi. Spread over 8 acres, the project will offer 180 row houses designed to combine independent living with the security of a gated community. Joyville Howrah already houses over 800 families and allocates nearly 75 per cent of its area to open spaces. Strong transport connectivity and access to shared amenities remain key features of the development.
Shapoorji Pallonji Housing, through its aspirational housing platform Joyville, announced the launch of Shapoorji Pallonji One Estate, a premium row house offering within its integrated Joyville Howrah township near Santragachi. The new phase forms part of the 30-acre gated development and spans around 8 acres, comprising 180 row houses. The launch builds on the steady demand seen in earlier phases of Joyville Howrah and marks a return to low-density, independent-style homes within a managed community setting.
Joyville Howrah is already home to more than 800 families and is among the largest occupied gated developments in the Howrah region. Close to three-fourths of the township area has been planned as open and green spaces. Landscaped zones, internal infrastructure and community-oriented spaces form a key part of the master plan, aimed at supporting long-term livability rather than only residential density.
The newly introduced row houses have been planned to balance privacy with community living. Each unit is designed to offer the feel of an independent home while remaining within a secure, professionally managed gated environment. Shared landscaped lawns, walking tracks and outdoor areas are intended to support everyday recreation and social interaction without compromising personal space.
The project's location near Santragachi remains one of its core strengths. Residents benefit from connectivity to major transport hubs including Netaji Subhash Chandra Bose International Airport, Santragachi and Howrah railway stations, and operational metro stations at Dakshineshwar and Howrah Maidan. Road connectivity is supported through key corridors such as the Kona Expressway and Howrah Bridge, while the upcoming elevated flyover is expected to further ease east-west movement across the city.
Senior management at Shapoorji Pallonji Real Estate indicated that homebuyer preferences in established urban markets are changing. The company highlighted that while the aspiration for independent living continues, buyers are increasingly focused on security, infrastructure quality and long-term usability. According to the management, row houses within a planned gated development address these needs by offering ownership and privacy along with managed amenities and community infrastructure.
Residents of Shapoorji Pallonji One Estate will have access to a fully functional clubhouse with over 25 amenities, including a swimming pool, gymnasium, banquet facilities, indoor games areas and serviced guest rooms. The township also includes a high-street retail component, allowing daily shopping, dining and leisure activities within the development.
The project aligns with Shapoorji Pallonji Real Estate's broader strategy of developing integrated communities rather than standalone residential blocks. Joyville, backed by Shapoorji Pallonji along with Actis, ADB and IFC, has previously developed projects across markets such as Kolkata, Mumbai, Pune and Gurugram, positioning itself in the mid-to-premium housing segment.
