Synopsis

The Maharashtra Housing and Area Development Authority has approved the redevelopment of four structurally unsafe transit buildings in Sion's Pratiksha Nagar, affecting 261 resident families and four commercial units. The decision follows a structural audit by IIT Bombay that recommended complete reconstruction. MHADA has scrapped an earlier plan to build middle-income group sale housing at the site and will instead construct two high-rise transit buildings with 322 tenements. Residents will be shifted to temporary accommodation with rent support during construction, which is expected to take at least two years.

The Maharashtra Housing and Area Development Authority (MHADA) has cleared the redevelopment of four unsafe transit buildings located in Pratiksha Nagar at Sion, Mumbai. The buildings, identified as Transit Buildings 36, 37, 53 and 54, were found to be structurally weak after an audit carried out by IIT Bombay, which advised that repairs would not be sufficient and rebuilding was necessary.


These buildings currently house 261 families along with four shop owners. MHADA has decided that all affected occupants will be rehabilitated within the redevelopment project. An earlier proposal to construct middle-income group sale flats on the same plot has been withdrawn. Instead, the authority has chosen to utilise the land entirely for transit housing to address immediate safety and accommodation needs.

Under the revised plan, MHADA will construct two new transit buildings, each with a stilt and 22 upper floors. The project will provide a total of 322 transit tenements, allowing for rehabilitation of existing occupants and limited additional capacity. Officials have indicated that the construction period is expected to be a minimum of two years, subject to statutory approvals and site readiness.

Until the new buildings are completed, residents will be shifted to alternative accommodation. MHADA has approved rent support for the displaced families to ensure continuity of housing during the redevelopment phase. This approach follows similar arrangements adopted in other transit redevelopment projects across Mumbai where old structures posed safety risks.

The redevelopment at Pratiksha Nagar is part of MHADA's broader effort to address ageing transit housing, much of which was constructed decades ago to temporarily house residents affected by earlier infrastructure and redevelopment projects. Over time, several such buildings have deteriorated beyond safe limits, prompting audits and phased reconstruction.

Separately, MHADA has also deferred the launch of its online application process for other housing schemes due to technical issues. The authority has, however, announced the availability of 120 tenements across select housing colonies under a first-come, first-served mechanism, indicating continued movement on parallel housing initiatives.
