BPTP Limited has announced a joint development arrangement for a new residential group housing project planned on an approximately 11-acre land parcel in Sector 39, Surajkund, Faridabad. The development will be undertaken through its wholly owned subsidiary, Urban Realtech Private Limited, in partnership with the landowner.
The site is strategically located within the Surajkund micro-market, an area known for its relatively low-density residential character, proximity to the Aravalli landscape and access to established social infrastructure. According to the company, the project has a potential developable area exceeding 2 million sq ft, positioning it as a large-format residential addition to the Faridabad market.
The proposed development will be subject to receipt of all applicable statutory and regulatory approvals. These include permissions from the Department of Town & Country Planning (DTCP), Haryana, as well as registration under the Real Estate (Regulation and Development) Act, 2016. Timelines and configuration details are expected to be firmed up following the approval process.
Commenting on the transaction, Kabul Chawla, Chairman and Managing Director of BPTP Limited, stated that Faridabad continues to demonstrate structural growth momentum, supported by improving connectivity and evolving residential demand trends. He highlighted Surajkund as a differentiated residential pocket, benefiting from an established ecosystem and natural surroundings, which continues to attract end-users seeking planned communities.
BPTP has maintained a long-standing presence in Faridabad, with multiple residential developments delivered across various segments. The company indicated that the proposed group housing project aligns with its calibrated growth strategy, focusing on markets where it has operational depth and execution experience.
The developer added that the upcoming project is intended to incorporate contemporary urban design principles while remaining sensitive to the natural and cultural context of Surajkund. The aim is to create a planned residential community that responds to changing consumer preferences, including demand for better-designed living spaces and sustainable development practices.
With infrastructure upgrades and regional connectivity across the NCR continuing to support residential absorption in Faridabad, the proposed development is expected to further strengthen BPTP's regional portfolio. The company believes the project has the potential to enhance long-term value for stakeholders while contributing meaningfully to the evolving residential landscape of southern Haryana.
