Synopsis

Kronos Homes has announced the launch of La R serve, a new residential apartment development with an investment value of approximately EUR 60m at Belas Clube de Campo, one of the Lisbon region's established golf-led residential destinations. The scheme will comprise 101 apartments ranging from one to four bedrooms, with unit sizes between 60 sq m and 190 sq m and starting prices from EUR 470,000. Construction is scheduled to commence in Q2 2026, with first completions targeted for Q4 2028. Designed by UNStudio in collaboration with Lisbon-based Capinha Lopes Consulting, the project will emphasise contemporary architecture integrated with the surrounding natural landscape, offering lake and golf course views alongside shared resort-style amenities.

Kronos Homes has revealed plans for La R serve, a new residential development to be delivered within Belas Clube de Campo, a golf-centric residential resort located a short distance from Lisbon. The project represents an investment of approximately EUR 60m and will add 101 apartments to the existing residential inventory at the resort.

The development will comprise a mix of one-, two-, three- and four-bedroom apartments, with unit sizes ranging from around 60 sq m to 190 sq m. According to the developer, all homes will include covered parking and dedicated storage areas. Balconies and terraces form a central part of the design, with layouts intended to maximise views across the surrounding lake, golf course and landscaped terrain within Belas Clube de Campo. Prices for the apartments are expected to start from EUR 470,000, placing the scheme within the premium segment of the Lisbon suburban residential market.

La R serve has been designed by UNStudio, working in partnership with Capinha Lopes Consulting. The architectural approach focuses on contemporary design, functionality and integration with the natural environment. Kronos Homes has indicated that the design seeks to balance visual quality with practical living requirements, reflecting evolving buyer expectations for resort-style residential developments that combine design with long-term liveability.

Construction of the project is scheduled to begin in Q2 2026, subject to the usual development processes, with the first homes expected to be completed by Q4 2028. The scheme will include shared amenities such as an outdoor swimming pool, multipurpose communal spaces and extensive landscaped gardens, intended to complement the existing infrastructure at Belas Clube de Campo. Residents will also have access to everyday facilities already present within the resort, including a gym, caf, pharmacy and various sports amenities.

Belas Clube de Campo is recognised for its inland golf course, which runs through valleys with views towards the Sintra hills. The course has previously received ISO 14001 environmental certification and accreditation from the Golf Environment Organisation, reflecting its environmental management practices. The location offers road connectivity to Lisbon, Cascais and Sintra, supporting demand from both primary homeowners and second-home buyers.

Rui Meneses Ferreira, Partner and Chairman of Kronos Homes, stated that the launch of La R serve aligns with the group's strategy of delivering integrated residential solutions within established destinations. He noted that the project builds on the company's experience in resort-led residential development in Portugal, including its ownership and operation of Vale do Lobo in the Algarve.
