The Navi Mumbai Municipal Corporation has carried out partial demolition action against unauthorised construction in the Koparkhairane division after the concerned party failed to comply with a statutory notice issued under the Maharashtra Regional and Town Planning Act, 1966. The action was undertaken on 23 February 2026 following the expiry of a notice served on 17 February 2026 for illegal construction at Plot No. 1034, Koparkhairane, Navi Mumbai. The encroachment department proceeded with partial demolition and recovered a penalty of INR 25,000 from the owner. The operation was executed under senior civic supervision with police protection and mechanical assistance. The municipal corporation stated that similar enforcement drives will continue across its jurisdiction to deter unauthorised development and ensure compliance with planning regulations.
The Navi Mumbai Municipal Corporation (NMMC) has conducted partial demolition action against unauthorised construction in the Koparkhairane division as part of its ongoing enforcement drive against illegal structures within the city. The action was carried out on 23 February 2026 after the concerned property owner failed to act on a statutory notice issued earlier by the civic authorities.
According to the municipal corporation, the encroachment department initiated the action under the directions of Municipal Commissioner Dr Kailas Shinde and with guidance from Additional Commissioner (2) Dr Rahul Gethe and Deputy Commissioner (Encroachment) Kailas Gaikwad. The enforcement drive targeted unauthorised construction at Units No. 0005, Plot No. 1034, Koparkhairane, Navi Mumbai, owned by Sumit Jaywant Patil.
A notice under Section 54 of the Maharashtra Regional and Town Planning Act, 1966 had been served on 17 February 2026, directing the owner to remove the unauthorised construction within the stipulated timeframe. However, as the notice was not complied with, the Koparkhairane ward office organised a demolition operation and proceeded with partial removal of the illegal structure.
The civic body confirmed that a penalty of INR 25,000 was recovered from the owner in connection with the unauthorised construction. The demolition drive was carried out under the supervision of Assistant Commissioner of the Koparkhairane division Bharat U Dhandhe, along with Junior Engineer Chandrakant Dhotre and other departmental officers and staff.
For the execution of the action, the encroachment department deployed five labourers and used two electronic hammers and one gas cutter. Adequate police bandobast from the NMMC enforcement wing was provided at the site to maintain law and order and ensure smooth execution of the operation.
Officials stated that the action forms part of the civic administration's broader effort to curb unauthorised construction, which often leads to pressure on infrastructure and violations of planned development norms. The municipal corporation reiterated that constructions undertaken without mandatory approvals or in deviation from sanctioned plans would invite strict action under applicable planning laws.
The NMMC has indicated that anti-encroachment drives will be intensified in the coming period across different nodes of Navi Mumbai. Property owners and developers have been advised to obtain all necessary statutory permissions before commencing construction, failing which enforcement measures, including demolition and penalties, will be initiated in accordance with the law.
